More information about Realtors Property Resource (RPR). Since I live in an area where we have a PRIVATE (CLOSED) board, RPR is particularly important to me. I am 100% for OPENING our board and merging with the BIG boys and girls off this mountain. I feel our MLS Board is a dinosaur! In order to get my sellers the MOST exposure possible, I have to belong to multiple MLS Boards, which, as you can imagine is NOT cheap! When I sign a contract with a seller, I promise to get them the most exposure for their property, but if I ONLY belonged to my local MLS Board, that would NOT happen.

...thus here we have RPR which will open the world of LISTINGS to Realtors and SAVE us (REALTORS) loads of money.

BENEFITS of RPR (provided by National Association of Realtors (NAR)

RPR^TMwill provide us with unmatched access to a single-source national compilation of tax and assessment data; property data; neighborhood, school, demographic and psychographic information; and maps, trends and reports. It will be exclusive to members of NAR, who can share its information with their clients.

Members who register with a valid NRDS ID can access non-proprietary, non-MLS/CIE sourced data; however, only MLS/CIE Subscribers/Participants will be able to view MLS/CIE sourced information. There will be no public access to the RPR^TM, and the database and its data cannot be shared through consumer websites.

The RPR^TM is not a national MLS, and will carry no offers of cooperation and compensation. Its design is to provide a single-source access for public record information for commercial, residential and vacant land such as tax assessments and comparable data, liens, zoning, permits, environmental, neighborhoods, school districts and community demographics.

With this new technology acquisition and data licensing, the RPR^TM will provide tax and assessment data coverage in 92% of U.S. counties, and has an aggressive plan to provide coverage for as close to 100% of the country as possible within two years.

The RPR's^TM national demographic information, along with enhanced search capabilities,will allow a REALTOR® anywhere in the country to provide more information to their clients. The enhanced search features will allow nationwide depth of property searches, as well as market-to-market comparisons. Advanced User Profile Features and social networking components will help REALTORS® create referral communities, as well as reverse-prospect specialized property types, such as vacation and waterfront to REALTORS® throughout the U.S.

The RPR^TM system will include online training and contextual help, along with support through e-mail, online chat and toll-free telephone.

Realtors Property Resource (RPR) May Be the New Wave for Realtors ~ Have You Even Heard About it?

Your Lake Arrowhead Realtor would like to share some local Lake Arrowhead Information with you.

One of the most important tools for Realtors to get information about their listings out to "The World" is the Multiple Listing Service (MLS). In turn, we get our clients/sellers properties out in "The Web World" and buyers looking in that particular area "find them." It's been this way for eons. It's a fact that 80% of consumers begin their home search on the 'Net; plain and simple.

That said, many of us now have to belong to many different MLS Boards in order to get the best exposure for our clients property. This means MORE money out of my pocket. I'm for simple and quick and cost efficient and that is where this new program which National Association of Realtors has introduced, Realtors Property Resource (RPR), comes into play. RPR will provide real estate professionals with data on every property in the United States.

Of course, with any new "toy" that comes on the market, there will be pros, cons, and bugs to work out. One of the biggest problems RPR may face is getting ALL the correct data available. For me, that could be a big prob since my local MLS Board is PRIVATE (Closed). However, I am open-minded enough to give RPR a chance. IF I can get more exposure for my client's home to get it SOLD, for less $$$'s, you bet I am on board for the try-outs.

How To Fail In Real Estate & Take Your Clients Down With You.....

Here are 10 ways you can find yourself out of business within 12 months. There are many others, but these are on my mind as of today, Sunday.

1. Use your commission as a tool to get more clients. When you buy your clients you send the message that you may not be as valuable as the competitors. This "reaching" tactic demonstrates you very likely have less $ to grow your business for both you and your clients. After you pay for costs of doing business & taxes you'll find yourself with very little revenue to build your future on.

2. Ignore social media, online prospecting, technology, extra education & making virtual "buddies." Every one of these ingredients are how today's real "Top Producers" are making a living and putting food on the table. A good mix of traditional methods swirled with today's practices create the best opportunity for Realtor success.

3. Real Estate is not a job, it's a career and 7 day a week dedication. If you choose not to work on the weekends, so be it. That's your choice. Your sellers however, are getting the shaft if you ignore calls, delay the presentation of offers, or brush off emails until Monday. We all deserve time off, but your sellers DEMAND 7 day a week attention. Even if it's a quick phone call or follow-up about an offer.

4. The yes man rarely makes a decent income in this business. Buyers & Sellers don't hire you to agree with all that they say. If that was the case, they wouldn't need representation. If you don't have a backbone or lack confidence then you'll find yourself frustrated, pissed off and broke. You'll more likely blame the economy, market conditions or you bad back for your lack of income.

5. Take advice from failures, low producers and burned out Realtors. This is sorta like getting advice from divorced people on how to have a "happy marriage." If they practiced what they preached, they'd still be married.

6. Fall in love with yourself. Buyer's & potential sellers have very little interest IF ANY about your face & how many different ways you can plaster it on magazines, billboards, grocery carts and even fliers. Consumers want information, substance, depth & somebody that has more than a pretty face or creative pose.

7. Avoid hanging around people who do nothing but "talk about real estate." Instead circle yourself with people that actually help consumers buy & sell homes. Everybody and their brother wants to be a coach, Team Leader, Power Be Like Me Guy or something else that has NOTHING to do with the grind of what we do everyday.

8. Over obsess with social media and you'll find yourself at the top of all GOOGLE search engines with no listings and not a single worthy buyer. You'll do this because you became too involved with Twitter, Facebook and even Active Rain.

9. Know when to say when. Nothing screams "rookie" more than the agent who doesn't know when to keep his or her mouth shut. The consumer might just assume you know what you're doing until you "talk" them into thinking something else. Ask your broker, mentor, buddy or ANYONE before you show your entire ASS to your most important asset, your clients.

10. You never know it all. If you don't practice humbly, the business will force it upon you. Fly beneath the radar and respect the process at all times. Treat every transaction as genuine as possible.

National Forest Association "Forest Care" Program ~ You May Qualify

Living in a national forest is a different way of life. Originally from the South Bay area of Southern CA (Redondo Beach), when I moved to Lake Arrowhead in 1991 I had no idea what a difference this lifestyle change would be. But it turned out to be a great one!

Lake Arrowhead is in the San Bernardino Mountains, in a national forest. Yes, we have lions (mountain lions, that is), bear, coyotes, squirrels, raccoons, and many many more critters and wild life. And thankfully, we have a wonderful National Forest Association who maintains and protects this beautiful and special land.

Patents

Within the United States, patents are granted by the U.S. Patent and Trademark Office for inventions. A patent offers the holder exclusive rights to an original process, machine, or invention or to any significant improvement to an existing patented process. Patents may be awarded for biological inventions or discoveries, for software processes or programs, for new chemical processes or compounds, and for business processes that are markedly original or unique. Patents do not confer the right to manufacture the invention, but rather prevent others from manufacturing it for a set period of time, usually twenty years. In some cases, a patent holder may not be legally entitled to manufacture the device; this usually occurs in cases where the patent is granted for a significant improvement to an existing patented device. Without obtaining permission from the patent holder for the existing device, the holder of the new patent cannot manufacture the improvement. Trademarks

Trademarks are the easily recognizable symbols and signs of a particular individual, business concern or organization. Trademarks are divided into three categories: unregistered trade marks, unregistered service marks, and registered trademarks. Typically, unregistered trade and service marks are only valid in a limited geographical area; registered trademarks are protected throughout the country in which the trademark was granted. Trademarks are used to identify the makers of products and the providers of services in the consumer market; as such, they are valuable commodities and should be protected against infringement or imitation. Registered trademarks must be obtained through the U.S. Patent and Trademark Office and offer significantly more legal protection to their holders than other types of trade and service marks.

Copyright

One of the most inclusive and versatile types of intellectual property protections, copyright confers exclusive rights to authors of creative works, including plays, works of fiction, maps, musical compositions, works of art, photographs, motion pictures, dance choreography, architectural blueprints, and software. Unlike patents, copyright does not protect the ideas or concepts within the work, but only the way in which those ideas are expressed. For instance, copyright protections apply to the “look and feel” of certain works of art and software programs, protecting their stylistic elements without protecting the subject matter with which they deal.

Copyright is obtained automatically upon setting the material down in a fixed form such as print, canvas, or digital media. While copyright is the easiest form of intellectual property protection to obtain, it can be the hardest to defend. It is usually advisable to seek legal counsel if you believe your copyright has been infringed in order to protect your creative rights.

Is a Lake Arrowhead Condo in Your Future?

Not everyone is looking to buy a Lake Arrowhead home, some folks actually want to purchase a Lake Arrowhead condo. There are many reasons they may prefer a condo over a house: The kids have left the nest and they're scaling back. Need less home. Want less maintenance. Currently prices are ranging from the low $100,000's to the high $900,000's.

Lucerne Villa Condos are on the north side of lake, near Tavern Bay Beach Club and are one of the least expensive. The HOA's are approx. $150 a month

Lake Resort Condos are to the left of Lake Arrowhead Resort and Spa. These are the newest condos, most come with a garage and have a dock, and are walking distance to Burnt Mill Beach Club, The Village and Staters Bros. HOA's are approx. $420.00 mo.
Edgewater Condos, on the southeast side of the lake, some are lakefronts, with a sandy beach and a docks & garage. HOA's are approx $350.00 mo.
