When other Real Estate Agents and/or potential buyers think " You don't have a choice " or you're running some sort of " Fire Sale ", for whatever reason, good or bad, they are likely to consider you desperate and their offer to purchase will generally reflect this. One of the worst things you can do when selling your home is to show any sort of desperation or anxiousness. Not all desperation or anxiousness is bad. Perhaps your daughter moved out of state, is having a baby and you just won't to enjoy being a grandparent, closer. While this is a happy time and you are over the moon, many potential buyers still see this as a sign of weakness and " desperation " and again, it may reflect in their offer to purchase.
Pricing your home right is another hidden secret to getting top dollar for your home. Often times, knowing exactly what your home is worth (with the guidance of your Realtor ), and pricing it competitively ( in some cases listing it for under it's value ), you can receive multiple offers on your home. While it can be risky, you certainly do not want to do anything without the advice of your Realtor.
Another great tip for getting your home sold is lighting. Do whatever you can to maximize the light in your home. Removing curtains and drapes allows a lot of natural light inside which is very attractive to potential buyers, especially those who are environmentally friendly. If you find yourself lacking in windows, you can also increase the wattage in your light bulbs; that will make things brighter. It is also good to cut down any over grown tree limbs or bushes that may block some of the natural sunlight.
Empty your closets or at least half way. This is a great little secret because storage is a huge selling point to any home. Tidy and non cluttered closets or pantry's show plentiful amounts of storage.

Your Realtor will go over a lot of information with you regarding how to maximize space, lighting and of course getting top dollar for your home. Keep in mind that no matter what you do, first impressions will matter and matter the most. It will not matter how great the interior of your home is, buyers will have already judged your home before they have even walked in the front door. Your goal should always be to make the outside of the house seem warm, cozy and inviting. You can easily spruce up the outside of your home with a cheerful wreath on your door, brightly colored flowers and greenery to offset. If you have a front porch, create a visual family effect by adding wicker rocking chairs, a small bench, some freshly cut flowers, a pitcher of ice tea and even a couple of books.
Sometimes, the littlest things that you may not think of, can be the things that help sell your home for the maximum dollar and in the shortest amount of time.
