There are many reasons why a home doesn't sell in a reasonable amount of time. The MAIN reason is PRICE. Your home is most likely OVERPRICED. Now I understand this isn't what you want to hear. I realize you NEED to get X amount of money out of your home. I KNOW you feel your home is MUCH nicer than your neighbors, and maybe it is. But it really ONLY matters what buyers think. Your home is only WORTH what a buyer is WILLING to pay for it.
HELP get your home SOLD in a timely manner by using these tips:
1. If you do NOT have a Realtor, interview several. Listen carefully to each, but do NOT assume that the Realtor who
gives you the HIGHEST listing price, is the Realtor for you. If his/her List Price is way over the other Realtors, ASK yourself WHY?
2. If you have a Realtor, ask them to do a Market Analysis of your home. He/she will search for the most (3-4 months) recent comparables in your area from the MULTIPLE LISTING SERVICE they use. SOLD comparables are really the most important. Look at the days on market and the List Price verses Sold Price.
3. Prepare your HOME. Put on your "buyer shoes." Spruce it up: Paint if needed. Clean or replace carpeting. Fix those "broken" things you've let slide. You want buyers coming in and being "wow'd." A good first impression makes an impact in many ways. It's not just the way your house looks to potential buyers, but how it feels and smells to them as well. It's about how they imagine it would be to live there.
4. When a Realtor wants to "show your home," LEAVE. Or, at least make yourself scarce. You want the perspective buyers to be able to explore the house without the feeling of being watched. Buyers are more likely to spend much more time there if YOU are gone. The more time they spend there, the better. They may be seriouslly considering purchasing your home.
5. The offer comes in. Your REALTOR brings you an offer, but it isn't what you hoped for. DON'T reject it right off the bat. Take a deep breath, or sleep on it if need be. Then discuss countering the offer. More often than not, the parties can come together.
