WHAT WE WANT TO BELIEVE ABOUT THE R.E. MARKET vs WHAT IS

Yesterday, at our MLS meeting before tour, one of the local lenders stopped by our table to chat. "So," he starts, "I think this market is going to stay this way (down) for another two years."  He's looking at the Realtor to my right, who has been in business in the same office, same area,  for over 20 years. She says, shaking her head, "I think it's going to turn around by October."  

Now, I'm sitting between these two, both are experts at what they do and no rookies to the game of Real Estate.  WHO do I want to believe? What do I really feel?

  ... Well, I want to beleive the Realtor, of course! I want the market to turn around TODAY.   Do I REALLY believe it is going to? Naw.  With the media playing this topic up day in and day out, it's difficult  for anyone to get, or stay, optimistic.  And I am GENERALLY Ms. Optimistic. However, this is another day and I am going to give OPTIMISM another shot just like the little train story...I think it (real estate) can recover....I think it can....

What am I saying: I KNOW IT CAN AND WILL!

Kat - Keep up the optimism!  It will turn around - the only question is when - and the sooner we have the answer - the better!

I'm of the opinion that people can be like a forest fire in the sense that they can make their own weather.  We can make our own market. 

The Chinese symbol for crisis is a combination of two symbols, one is the symbol for danger and the other the sybol for opportunity.  Right now there are Realtors and Loan Officers who are taking the steps necessary to take advantage of this "crisis" to make their own weather!  How's that for mixing metaphors! ;-)

I think once you have been in real estate market swings long enough you will know that no matter what market you are in, you can do the same amount of business as long as you are an expert at what you do.  I have always equated working in a down market with learning to ski in deep, wet powder:  you have to be really good at the details, you must know what you are doing, but if you do, you will get down the mountain!

Kathy - I agree with you.  Being optimistic will allow for more creativity and adability in a changing market.  We can all sit around looking like "Eeyors" saying: "Oh brother, why bother..." or we can find ways to catalyze the influx of existing surplus housing.

DIANE: I know exactly what you mean. However, I have seen some top-producers stumbling even through they're working their behinds off.   Tough market... which means WORK harder.  I agree with you!

That must have been an interesting place to be -  between the two of them. Did they get into a "discussion"?

I think if we all go around projecting doom and gloom then that is what the public will see and expect. And react to. However, if we all act calm, reassuring, and continue to move forward- so will our clients.

The hardest part for me isn't staying optimistic, it's having to tell Sellers "No, we don't have any buyers yet."  I have used my down time to learn how to keep the Realistic Sellers optimistic.........I already know I have to deal with this Market myself, but I feel I need to help the sellers not lose faith.

I'm just going to keep doing my thing. I learned long ago no one is a fortune teller...the only time I watch the news or care about the story on our housing market is when it's positive...haha!

Right on , Kat. I  don't listen to negativity of any sort. Positive thinking definitely has an affect on everything around us and most of all, on ourselves. Somewhere I read a story about a man whose son kept telling him that business was going into a slump. Eventually the man started to believe him so he took down his road sign, stopped networking with new and old clients, and guess what ? His business went into a slump.
