DOING the OTHER Agent's JOB!

I know, you've all probably experienced this type of an event. But I don't think it hurts to bring it up, AGAIN.  Maybe...just maybe, the few Realtors that behave in this way, will finally recgonize themselves and CHANGE their ways.   YEAH, WE'RE TALKIN' ABOUT YOU!

Yesterday I had a call from a Realtor who represents the buyer of a listing of mine--We're in escrow.  "Hey," she says, "My buyer wants to meet her carpet guy at the house at 5PM, so he can measure the place. I'm going to drop her off, let her in, then have her LOCK up after they're done."   (the home is VACANT).    She, the Realtor, had an appointment to get to after she dropped off her client.  HELLO, isn't her client an appointment?

I told the Realtor NO, that I could NOT allow her client to stay in the house and "lock up" after she is done. I told her I'd go down and wait with her client after she met and let her in. I'd also be there at 5. 

The Realtor didn't even show up at 5PM to let her client in!!!  OR call.   I DID show up, thinking I was just there to lock up in a few minutes...  tick-tock tick-tock. The carpet guy doesn't even show up for 1 1/2 hours! Need-less-to-say, this TICKS me off.

There are many ways to handle this, I'm sure: GIVE the other Realtor a piece of my mind.  Let it go, as she's probably always been this kind of Realtor and ALWAYS will be.   GIVE the other Realtor a piece of my mind.......

Any good suggestions out there or should I just let it roll off like water off a duck's back?

I was discussing something like this with another agent (much more experienced) in my office.  She said "Honestly, if someone reported this person to ethics, do you think it would change anything?  She's been this way since she started, I'm sure, and she probably won't change now."

Wow.  Sad, yes.  True?  I hope not....

I take the lockbox off of my listings after all the REQUIRED inspections are done. If the buyers agent needs access to the property for UNNECESSARY PRE-CLOSING items they need to schedule a time that works for everyone in order to gain access to the property and stay with their clients until finished. I would have left after 30 minutes and told the buyer she would need to reschedule with the carpet company. I'd also call the other agents broker and let them know what transpired. The liablity for dropping off a client and leaving them in a home is HUGE and the broker could find themselves with a lawsuit if there was damage to the home due to the buyer agents negligence.

I go to my closings..... and have heard many similar stories at the table from the realtor who bothered to show up.

That would burn me too!!  How un-important is YOUR TIME compared to hers?  Craziness!!  I've been there too...a 3 hour home inspection for "his buyer" because HE didn't do home inspections!  INSANE!!!

There might be several kinds of violations here (License, ethics and local) . leaving a client in the house, you being with another agents client. Just for starters. I think that unless you file a complaint at some level...even the broker. it will just continue. But we all get there one time or another... trying to be helpful and trying to help the transaction along...

We all say you should file a complaint and at least talk to the broker. But how many of us really take the time to do this I hope that you will. I had just dealt with a deal involving a commercial coordinator that did all the work for the listing agent on a residential. So that meant no help with where is a garage door opener, where are the sprinkler system setting controls and on and on the bad part was no one knew anything about the property. The listing agent told me they just took the listing as a courtsey to her own company. So she had no interest in representing this property. I think the buy out programs for large corps should have to list with an agent that is local and will represent the property.So I did take it to the sales manager and let her know how this does nothing for her clients. No wonder the underpriced home sat for a year.

Joslyn: NO...I don't think she would change. She mentioned that she DOES this all the time when it is a vacant home!

Cindy: Good idea about taking off the LB.

Tom: Yep, I go to my closings always.

Susie: I do GO to my clients inspections, never gone in place of the other agent's...yet

Perrin: VIOLATIONS out the waa-zoo, but I am not concerned about being with another agent's client. Her client and I never discussed her agent and I would NEVER. So that is not a worry.  

Brandon: MAN of MAN! No interest in your own listing. The gawl!

 

As to filing a complaint--I will -speak, if you get my drift? The OTHER Realtor has been here FOREVER and SOLD forever.

I would do the same...and have done the same with taking off the LB. What kind of service to their client is that? How about "suggest" (tell) the other agent that they can make an appointment to go in when she will be there to chaperone her client ....like all good agents do (okay, the last part was snotty but that is just not acceptable)
