5 Tips for Selling Your Home in Today's Market
In every market, be it up or down, be it in Lake Arrowhead or elsewhere, there are key factors to getting your home sold. Currently, we're in a "Buyer's Market." This means there is a wide range of inventory for buyers to chose from, and low prices. In such a market you, the seller, should do the following if you want to be competitive and get your home SOLD:
- Hire a REALTOR (Me). No doubt about it, selling your home is a very complex process. And since it's your most valuable financial asset, you want someone with extensive training in Real Estate and who is prepared to get you the best possible results. A Realtor can also get your home the most exposure.
- Listen to your REALTOR: I will make suggestions to help improve the looks of your home, be it cleaning, de-cluttering, painting, or even recommending a professional stager.
- The PRICE it right: The KEY to selling any home will be pricing it right for your local market. I will run comparables from my local Multiple Listing Board and show you what has recently sold, the pendings, as well as active listings. Keep in mind, BUYERS know what is out there. They do their homework ONLINE and you won't fool them. You may think "Oh, I'll list a little high so we can negotiate." Well, they know that trick. PRICE it right if you want it SOLD.
- PREPARE the home: Okay, so we've decided on a price, now you'll want your home-inside and out- to sparkle. (See tip #2). Put on your buyer shoes. Would this home appeal to you if you were in the market to buy? KEEP your home in READY-TO-SHOW condition. I know it's a pain in the neck, but it it imperative.
- Make it accessible to be shown. If at all possible, let ME put a lock box on so other Realtors, with ready and willing buyers, can access the home easily. If you make it difficult, your house may sit and sit and sit.

Great post! 4 is important too. It has to really sparkle to shine brighter than the competition. I always take sellers to look at one or two homes in their neighborhood so they see what they are up against.
