Buying a home, even if you'd been through the process many times or you're a First-Timer, can be daunting. Since this is the biggest investment you're likely to ever make, you need to know you are in the hands of a Professional (using a Realtor) who knows what they're doing. I can say with certainly, that I do. Let me walk you through the process....
I WILL EXPLAIN THE REAL ESTATE BASICS:
- The "Agency" Relationship (when you hire me, these are my DUTIES to you)
- From beginning to end, the Purchase Process
- Explain the Purchase Contract
IF YOU'LL BE GETTING A LOAN:
- We'll discuss "The Loan Process" and IF you're not working with a lender, I'll give you a list of names of professional lenders I'm familiar with.
- You meet with the lender.
- The lender will tell you a reasonable price range for your "home search"
SELECTING THE HOMES THAT FIT YOUR NEEDS:
- With your budget in mind, we'll narrow down your "Wants, Needs & Wish List"
- I'll give you DETAILED Information on the homes you've chosen
- We'll schedule a time to "Preview" the homes on your list
NEGOTIATE THE PURCHASE:
- Once you've found a home you can't live without, and you wish to make an offer, I'll check my local Multiple Listing Service (MLS) and show you the "comparables" (COMPS)
- I'll prepare the RESIDENTIAL PURCHASE AGREEMENT and explain the content before you SIGN
- I'll contact the LISTING Agent and set up a time to Present YOUR Offer to her/him
- Once an Agreement is reached (all parties agree to the contract), we will go to the next step...
OPENING ESCROW (in the state of CA, we use an unbiased third party (escrow) to handle the money):
- We will be given an Escrow # and the name of the escrow officer.
THE INSPECTIONS:
- If you do not have, or know, a Home Inspector, I will provide you with names of local inspectors.
- Once you've selected your inspector, a date is set for the inspection.
- I WILL be there, even if you're unable to attend, and it this time I will ALSO do my agent visual inspection (AVID)
- Once the inspection is done, the inspector will prepare a report for you and provide you and me with a copy.
- We'll decide which items, if any, you'd like to ask the sellers/s to repair.This doesn't mean the seller has to make any repairs, however. All they MUST do is have working smoke detectors and the water heater properly braced.
- If there is a Termite Inspection to be done, one will be ordered by the party agreeing to pay for this inspection.
THE CLOSING:
- Your lender will prepare the loan documents send them to the escrow officer and you will be instructed where to come and sign the necessary papers.
- You'll BRING a check in the amount your escrow officer has instructed.
- Once signed, the papers go back the lender, with the check to make certain all I's have been dotted and T's crossed. If all is correct...
- The Deed to the home is taken to the county recorders office and is PUT INTO YOUR NAME
- I get a call from the Escrow office that we have "Recorded"
- YOU ARE NOW A HOME OWNER; I'll deliver the KEYS to you!

Kat - THis is a very good description of what you do for buyers. I would guess that you need the same thing for sellers, since they all say we just put a sign in the yard and wait for a sale.
