How Do You Decide When Giving Out a Lead/Referral To Another Realtor? THINK CUSTOMER SERVICE.

I've had a great problem lately; showing tons of property to new clients. It's a problem I always welcome! However, sometimes a person can only do so much and may have to ask for HELP.

Like yesterday. I had two showings to two new (different) clients/buyers and would be showing property all day, when I got a call from another NEW buyer. This couple has been following my blog for a while and checking out listings and would like to come up (TODAY) and see some homes. I know..I know..they should have given me advanced notice, but they didn't.

Ah, what to do? Well, since I can only juggle so many balls in the air at once, I got on the phone and called a couple of Realtors in my office (one was already out showing property, but the other one was more than willing to take on lead).  Realtors I trust to take care of clients the way I would; with honesty and professionalism. Since I was totally giving up these new clients, you may think, "What do you care who shows these folks property?"  But I DO!

It's very important to me (and my company) that all potential buyers and sellers are treated with respect and thoughtfulness and are given 100% of our BEST service. After all, isn't Real Estate all about customer service? 

ABSOLUTELY, IT IS. Customer Service is KING (or QUEEN)!

THE QUESTION THE SELLER FORGOT TO ASK...

Paula has written a great/important post about what sellers really need to ask their agent before they list their home with them. Just because an agent has a ton of listings, doesn't mean those listings always sell (over priced listings will sit until the cows come home). 

 Always ask SO HOW MANY OF YOUR LISTINGS HAVE SOLD IN THE PAST YEAR.

Sellers are very savvy these days.  They understand the essential process of interviewing Realtors and getting referrals from friends and family.  Sellers are getting better about understanding the critical decision to work with an Realtor who works and understands their neighborhood.  The message of working with a Realtor as opposed to an agent is also starting to be part of the decision making process (Realtors are held to a higher ethical standard).  They ask such questions as:

  • How long have you been selling real estate?
  • How many homes have you sold in the last year?
  • How are you going to market my home?
  • What do you believe is a fair market value of my home?
  • Do you do open houses?
  • Do you work in this neighborhood?
  • What is your commission?
  • Where do you advertise?

Here is the question that sellers forget to ask their Realtor:

  • How many of the homes you listed in the past year sold?

The reason I point this out is that this should also be a critical part of the decision making process.  Let me explain.  There is an agent that dominates a neighborhood.  This is evidenced by the number of signs erected in the area with her name on them.  You would think that this translates into sales. However, when researching the actual production of this agent, it is discovered that of the 30 homes she had listed, 14 were either withdrawn or expired, with only one of those 14 coming back on the market and eventually selling.  This tells a story.  This Realtor either overprices the homes she lists or has unsatisfied clients in the end.  Either way, is this an agent a seller really wants to have representing them?  If the seller had not asked this question, they would have thought that she only listed and sold 17 properties.

So, next time a seller interviews a Realtor to list their home, ask for all of the information needed to make an intelligent choice...including the ratio of listed to sold homes.

Selling? Do your homework

Are you thinking about selling your Lake Arrowhead home?  If so, then check out the following "list." It will be a big help!

Ana has written a "perfect post" for anyone thinking of listing their homes.

Selling requires doing your homework first and that homework is early preparation.  There are times when this is not possible due to life circumstances but nine times out of ten, you know the move is coming and selling is not a must do tomorrow thing.  Planning won't be as overwhelming if things are done in phases.  A few simple things can speed the process and make life a whole lot easier.

Make time to screen and interview multiple Realtors.  This is important as soon as a decision to sell is made.  You will be working as a team and communication is key.  Find an agent you feel comfortable with and who has an effective marketing strategy.  Do an online search to view their listings. He or she should demonstrate they market average priced listings just as vigorously as high end properties and use the internet to the fullest.  Make sure photos are posted and that property features are listed in MLS descriptions.  Avoid using an agent that is a friend or relative it will save possible problems down the road.

Be prepared and realistic about pricing.  Emotions and sentimental value are killers if figured into a listing price.  You must be aware and objectively consider current market conditions and how you stack up against the competition.  This may be hard to do but it will save you thousands of dollars and an overly long listing period.  All the preparation in the world will not sell an overpriced listing.

Begin to prepare for showings. The best way to start is to think back about what features you saw and liked when you were looking at your home during the buying process. Tour and assess your property visually.  Start at your front door as if you were viewing your home for the first time.  Take notes of what you notice both positive and negative.  Be as objective as you can.  If this is difficult, hire a professional Stager.  He or she can point out or make needed changes and improvements that will increase the value of your home.  This can take some of the stress off you.

Make a checklistof any unfinished projects you may see such as missing baseboard, squeaky doors, stained flooring; anything you may notice that has been bugging you for a while.  Every homeowner has that "honey do" list.  Go over it again, a Stager can help.  Your chosen agent will do this also to determine a listing price that stacks your property up against comparable properties in your neighborhood.  Compare notes and address the issues.

If you haven't missed it or are not using it pack it up.   Concentrate on your kitchen, closets and garage first and be realistic...are you really using all that stuff?  These are key areas where storage space should be highlighted to the max when selling.  Do you really need all those extra sheet and towel sets, pots, pans and small gadgets to live comfortably for a short time?  .

Consider having a professional home inspection, especially if your property is over 10 years old.  It could prevent potential headaches and roadblocks to a quick and smooth sale.  The low cost of this precaution could save you in the long run.

Doing your homework is vital but not difficult.  There are many resources available to homeowners from professional help to do it yourself guidance.  Take advantage of them and you will be rewarded well.

WINTERFEST Contests, Fun and So Much More at Lake Arrowhead Village in Lake Arrowhead

Now, to be perfectly honest, I can hardly draw a stick person, so you won't see any of my handy work on display. If you're a professional, you'd better get tech. Like it or not.

This "perfect post" is right on the mark.  If you Realtors/Agents/Brokers are not keeping up with the high tech treads, you may want to find another career.

We ARE in a world of technology overload.  I think so. But technology is here to stay.Sold home

"I hate technology."  "I don't have time for all this techie stuff."   "I make plenty of money without it."  I hear this from other realtors all the time.

Real estate is a second or third career for many of us.  The average age in our industry is 52.  Folks resist change, and for many of the 1.3 million realtors in the U.S. it's considered a supplemental income. 

I think it's ironic, when talking about the cost to invest in technology, some agents will spend $30,000 - $100,000 for a real-estate car, yet they won't spend $400 for a digital camera!  They have time to go to realtor open houses and lunches, but don't have time to go to a technology class to stay current with technology, and ultimately the best ways to service their clients.

Why? Why do most agents invest so little in an industry perceived as a profession - an industry in which people trust their realtor similarly to the way they trust their doctors and lawyers?  Would you employee a doctor who uses a steak knife for surgery?  Would you hire an attorney who uses a rotary phone and has no fax machine - let alone a computer - with which to research and communicate about your case?

They tell sellers they should hire their services as a professional Realtor, and yet make no attempt to stay competent with technology and best real estate practices.

It's time to get serious - and knowledgeable - about the tools available to use in our EVERYDAY business.   Our local and national associations have invested money in trade shows, computer labs that are real-estate friendly, classes at conventions, and online partnerships to help us get us where we need to be.  It's all pretty straightforward if you simply make the effort.

It is up to each one of us to "JUST DO IT", if we want to be professional and full service agents for our customers.  I'm here for the long haul and I'm ready.

Don't Tell Me "Not to Bother" Sending Over a Request For Repairs

I'm in an escrow with an agent who does/specializes in repos. My clients have done their home inspections and, all I can say is, DANGER! DANGER! DANGER! The report, done by a very reputable local inspector, called out numerous safety issues: Mainly electrical!

Speaking with the listing agent, I explained that there are many fire hazards in that house according to the inspector and that I am preparing a REQUEST FOR REPAIRS.

"Don't bother sending it over, the bank will not look at it." The agent replied.  "Your clients signed the bank's addendum stating they are buying the house in "As Is" condition."

Of course the addendum states the buyer is purchasing the place in AS IS condition. All contracts state that. However, when my buyers ask me to prepare, and send in, a request for repairs for them, I am going to do just that. Even if they had not ask me, I would have pushed them to let me write one up. I think my buyers safety is far more important than some bank and their addendum. And even if the bank does not agree to repair or credit my buyers for safety issues, I WANT THE LISTING AGENT AND THE BANK to be aware of the issues with this home.

So, don't tell me not to bother sending over a REQUEST FOR REPAIRS! I'm sending it, and it would be a good idea if you and your bank took notice. You are representing a company...

Mr. & Mrs. Buyer: Don't Give Up On Your Home Purchase Until You Let The Inspector Do His/Her Job & Share with You Exactly What is/isn't Wrong with It.

Your buyers  narrow down their search after you show them many homes. They want to write an offer, and you write it. They then start second guessing the home and the issues/problems it may have. What aboutGet a Home Inspection this? What about that? they wonder.

I'm thinking this home may not be a good choice for them.

My buyers are wonderful folks. They're excited to purchase a home and to begin making their Lake Arrowhead memories, and I'm excited for them. This is why I love my job. However, after tons of previewing and finally finding the "right" property, they have now become nervous Nellies.

I am very sympathedic when it comes to my clients concerns. VERY! So my first response is to ask, "Are you sure you want this home?"  Then, I address their concerns.

  • Once you & the sellers agree to terms of the contract, and it is accepted, we go into escrow.
  • Depending on the contract, you have X amount of days to have your inspector/s complete an inspection/s on any, and all, items you're concerned about: Roof, Trees, erosion, fireplace, etc.
  • When we get the reports back from your inspector/s, at this time we can ask the sellers to take care of the items pointed out by the professionals.
  • If the sellers decide not to address these issues, and to sell their home "As Is" (which is their right and also stated in the original contract) you can then CANCEL THE ESCROW.
  • Your Inspections are apart of your contingencies in your contract.

So, before you give up on your dream home, let the pros (inspectors) tell you IF your concerns are justifiable. And if they are, let's MOVE ON. And if they are not, let's MOVE ON...and you can start making your Lake Arrowhead memories.

Why do REO (Bank Owned) sellers REFUSE to accept Docusign?

I've been using DocuSign since its birth. My clients love it and to me, that is so important. It makes their life and mine much easier. Great to the environment... so BANKS, please get on board.

Why do REO (Bank Owned) sellers REFUSE to accept Docusign?

I will make this blog post short and sheet. I wrote 2 offers for an investor today, one was a "homepath" property, and one was on a Bank Of America property. I met my buyer at both properties, we toured them, reviewed comparable sales, and ultimately came up with offer prices on both.

I went back to my office, typed up both offers, inputted them into docusign, and sent them off to my client to digitally sign. Docusign works wonders with clients who are always on the go, as clients are able to digitally sign their name, which is beneficial to myself for the following reasons: It makes everything very legible and neat, it allows my clients to review the offers on their own time, and sign at their leisure, and cuts down on my overhead significantly, as all of my agents use docusign, which saves about 3 boxes of paper a month, as well as ink for our $5000 office laser printer.

I sent both offers out, and within I would say 30 minutes, I received emails back on both, stating that the bank will not entertain offers with digitial signatures, and if my client wished to resubmit, I would need to do so with an offer bearing "wet" signatures. So here is what I do not understand... Lenders (Conventional, FHA, VA) all have came to accept digital signatures over the past 12-24 months, so why is it that REO banks can refuse to entertain an offer with "digital signatures", and is this even legal for them to have such a policy? This is just another example of how banks have NO CLUE what they are doing, putting silly policies in place that ultimately will make their properties harder to sell.

What happens if your clients are back east, come out for 1 day, look at 5 properties, and decide to "sleep on it" before making their choice. Day 2 rolls around, and they are now back in Virginia, while you are in California, with no access to a fax? Why then would a REO Bank refuse to entertain an offer with digital signatures? This scenario has happened to one of my agents, and again, it makes no sense. Am I crazy here, or are the banks even legally allowed to create such a ludicrous policy??

Are you a STAR GAZER? Well, even if you're not, I'm thinking you'd really enjoy a visit to the MOUNTAIN LEARN TO USE A TELESCOPESKIES ASTRONOMICAL SOCIETY  this Saturday,. January 15, 2011, to learn how to use a telescope. And with the weather (reporters say) being near perfect in Lake Arrowhead, I have an idea you'll see plenty of stars!

A non-profit organization, MOUNTAIN SKIES ASTRONOMICAL SOCIETY's goal is to bridge the gap between textbook knowledge and personal experience in the sciences. They offer many opportunities for public access to the tools of science, while providing an understandable perspective of science for life long application.

Please come out this Saturday, January 15, 2010, at 7PM- 9PM,  to support this wonderful organization. And while you're there, don't forget to check out their GIFT STORE.
