off your junk treasures, polish off your goodies, go through your old clothes that you can no longer squeeze into and GET READY to Sell, Sell, Sell!
Every year, twice a year, we have our garage sale weekend: Memorial Day Weekend to celebrate to opening of our summer season, AND Labor Day Weekend to close our summer season. Either time is a perfect time to get rid of "stuff" you no longer need or use. RECYCLE!
This 3-day event gives the folks who may be moving, a chance to get rid of things they don't want to pack up and take. And it gives the new people moving to our area, a chance to pick up some cool items they may need to "dress up" their new cabin. Again, RECYCLE.
The MOUNTAIN NEWS, our local newspaper, will have a HUGE map in it to guide you from area to area, so you'll want to pick up one.

TODAY, Saturday, August 28, 2010, our little town of Twin Peaks (CA 92391) will be puttin' on their 57th annual Mountain Communities Barbecue! This really is an old-fashioned, deep pit barbecue which is held at the Rim of the World Masonic Lodge (click on map below)... And it's not your average back yard barbecue. OH, NO. They'll have Iron chef grillers doin' the cookin' and they'll be serving some 700 lbs (!!!) of beef and 400 lbs of whole turkey (that will be slow cooked for hours). Then there's Hillbilly BBQ Sauce, made from someones "secret recipe."
Along with the mouth-watering meaty goods, comes the side dishes: baked beans, cole slaw, rolls and desert.
But don't forget the car and bike show, music, door prizes and vendor booths.
TIME: 12:00 - 5:00 PM
COST (Donation): Tickets are $10 adults; $5 children.

If you're like me, you're always trying to figure out what to give your client as a "closing" gift when the deal is done. We usually don't know them well enough for one thing. I normally feel safe buying something to do with birds/bird feeding.
But this year, I'm adding one more "little" gift; A "LITTLE" FLASH DRIVE containing all the documents from the sale of their new home. In the "old days" I would hand over this bulky pile of papers in a thick folder. Not now. Since I use an e-signature program (DOCUSIGN), and have since its birth, I have most doc's signed online and safely saved (I save them on an extra external harddrive). 99% of my clients LOVE electronic signatures!
...and they're loving the tiny GREEN "Gift" I hand them at closing. They not only think I'm pretty "hip" and up-to-date on the techy world, but they're excited to be helping our planet by "using" and "printing" less paper.
Flash Drives come in many colors and are very inexpensive (around $9.00) and hold 2, 4 or more GB's.
P.S. You can also burn all the signed documents onto a CD.

An odd thing happened to a tree on a property my buyers are about to close escrow on. THE TREE was removed over the weekend! What to do and whom to blame?
Now to be upfront and fair, the tree in question was supposed to be removed.....AFTER the close of escrow. Why? Well, my buyer's home inspector expressed concerned about "the tree" in question growing through the large, cedar deck out back. Though it looks all "woodsy" and gives one that feeling of "living in the forest," trees, especially cedars, can affect the integrity of a deck. Cedar trees GROW quickly, as this one had. Already the beautiful and healthy 50 foot tree was touching the sides of the deck that was built around it. Not a good thing.
My buyer decided not to ask the sellers to deal with this problem during escrow, instead he would have the tree removed at a later time. AFTER closing. He asked me for names of tree service peeps and I gave him a link to The Association of Builders, San Bernardino Mountains. He contacted several and was waiting for their response when....
...The listing agent of the home my buyers are purchasing calls me. "Did you know "the tree" was removed this weekend?"
Well, of course I didn't. And, neither did my buyer. This could have gotten really ugly or down right nasty, but thankfully, the sellers were there when the tree guys showed up (without being told too by my buyer) and the sellers gave them the "thumbs up" to proceed.
And though we haven't closed escrow (in a couple of days), my buyer is taking full responsibility.
Whew!

I think I can safely say that most folks are interested in making their home a "healthy environment,"and at the same time save money and help the preserve our planet, right? Of course! It's a no-brainer. So I thought I'd share some ideas that I've learned over time, and try to practice. Some are easy. Some are fairly inexpensive. Some are quick fixes.
1. LIGHT BULBS: Replacing your "incandescent light bulbs" with "compact fluorescent light bulbs (CFL)" can actually save
3/4 of the electricity that you normally use. CFL cost approx. $2.00 - $3.00, BUT they can last 10,000 hours and use only about 27 watts compared to a regular bulb which uses as much as 100 watts. BIG SAVINGS over all.
2. WATER HEATERS: Turn down the temperature of your water heater to around 120°F. Next, insulate your hot water lines so they don't cool off to quickly between uses.
3. WINDOWS: If your windows are old, it may be time to put in some energy-efficient ones. Replacing windows may save you 7-24% on your heating and air-conditioning bills. Not everyone can afford to replace windows, though. In that case, go around and check each and every one, chalk and apply weather stripping where needed.
4. HEATING & COOLING: Once a month (at least) check your heater's filter. Especially in winter. If it looks dirty, CHANGE it. A dirty filter will make your system work harder, thus costing you more $$$. Also, a once-a-year heating/cooling check-up by a professional is a great idea. SAVINGS!!!
5. TOILETS: Most of us are flushing tons of money down the drain! Your potty could be consuming an average of 20.1 gallons of water per person, per day, if you're not using a low-flow toilet. That's approx. 30 percent of an average home's daily per-person indoor water use. A "newer" toilet may reduce one person's annual water use from 27,300 gallons to 12,500 gallons. AND, while you're checking out a new potty, think about a low-flow shower head. HUGE savings!

Additional points:
* Unplugging appliances (computer for instance) when not in use, is a big saver.

There are so many great places to wine and dine here in Lake Arrowhead, that it's difficult to make up your mind when your tummy is growling, "Feed me, already!" Whether you're wanting to sink your teeth into a juicy steak or maybe a quick drive thru, we have it. Below, I've broken down the list into three categories, Super Casual, Casual & Fancy Dancy. I've tried them all....and keep going back again, and again, and again.
"SUPER CASUAL"
LAKE ARROWHEAD VILLAGE PIZZA & DELI: Upper Village, across from Stater Bros. This is a teriffic place to take the kids. It's roomy, they have big screen tv's and wonderful pizza and MORE. 909-337-0723.

ROBEKS JUICE: at lower Village across from Razzbearies. Yummy smoothies, sandwiches and more. 909-336-3749. Location.
MC DONALD'S: Two locations, Blue Jay and Lake Arrowhead Village. Do I really need to tell you what MC D's has? I can taste those fries now. Village Location. Blue Jay drive thru.
RAZZBEARIES: Bear claws, cinnamon rolls and scones, Oh My! I hit this place up several times a month. It's truly habit forming. Get your baked goods, cup of java and sit and relax. Lower Village. 909-337-3462. Location.
"CASUAL"
PAPAGAYO'S Mexican Restaurant: I love this place...and their margarita's. They now have outside
seating on weekends, but you've got to get there early or call and reserve a table. Great food and prices. At The Village in the big, round building. 909-337-9529. Location
WOODY's BOATHOUSE RESTAURANT, Lakeside at The Village: Big menu full of yummy entrees; fish, steak, salad buffet and a full bar. 909-337-2628. Location.
BELGIAN WAFFLE WORKS: Opened for breakfast and lunch, and you will love having either meal. Lakeside at The Village. Chances are there will be a wait (weekends) but well worth it, I promise! 909-337-5222. Location
"FANCY-DANCY"
SADDLEBACK GRILL: at The Saddleback Inn: This place is full of great food and a ton of history. It's been here since the 30's and many Hollywood Stars and Starlets have eaten a meal here. Located just before you get to the The Village Arch on Hwy 173. 909-337-3113. Location and Directions.

It's here; THE FOURTH ANNUAL DRAGON BOAT RACES in Lake Gregory. This fun event is sponsored by
"FOR Parks," a non-profit organization that secures funds for youth programs at San Bernardino County Regional Parks. Last year, 16 teams competed in these races, but this year we are expecting close to 32. And I'm thinking that each year it will continue to grow and grow.
WHAT IS DRAGON BOATING? It's a boat of 12 paddlers, a drummer and a steers-person paddling to cross the finish line faster than their competition. These races began in Southern China and dragon boating is the fastest growing international team water sport.
Saturday, August 14, 2010 ( 10:00 AM) 16 teams will begin, followed by the next 16 with directions from their coxswain. Admission: $3.00
Sunday, August 15, 2010 (9:15AM) the professional dragon boat racers will compete. Admision: $3.00
