All About Arrowhead Lake Association (ALA) ~ And What You Need to Know

 Tavern Bay Beach Club

Lake Arrowhead is a "private" lake, which restricts use of the lake unless you own property within certain boundaries and have lake "rights." If you do live within those boundaries, you have the right to use the lake for recreational use; swimming, fishing, boating and hiking (in designated reserve strip for walking).

Our lake is owned and maintained by Arrowhead Lake Association (ALA). They own and operate the lake, the Beach Clubs, Marina Peninsula Park and Grass Valley Lake located at the Lake Arrowhead Country Club.

What is a General Membership? For $60.00 a year (April 1 - March 31), your general membership fees help maintain routine programs (weeding, dredging, erosion control, trash, and caring for the shoreline and its 60 plus accesses, trails. Not to mention keeping our lake stocked with fish and putting on an awesome 4th of July firework display.

What are Beach Club Memberships? On the lake, we have two beautiful beach clubs: Tavern Bay Beach Club (north side)  and Burnt Mill Beach Club (south side), which for $200.00 (family membership and $400.00 for a group) gives you access to both beaches. I think this is the best money a family can spend, as you will spend much of your summer relaxing lakeside while the kiddies enjoy a roped off section "just for them."

What about putting a Boat on the Lake? Fees for launching your boat are $200 (if you own a dock) or $300.00 (without) a dock). Minimum length is 12 feet, and max is 26 feet. Boats under 12 feet with no motor must stay within 100 feet of the shore and MUST be registered ($25.00) with ALA.  Other rules for launching a boat:

  • Own property with lake rights
  • Own a boat
  • Carry $500,000 single limit liability insurance and ALA must be named as "additional" insured
  • Provide proper mooring, or a day launch
  • Boat operator's lic'

What is not allowed on the lake? No windsurfing, knee-boarding or jet skiing.

Mortgage Rates

The Federal Reserve has been purchasing mortgage-backed securities guaranteed by Fannie Mae and Freddie Mac since early last year.  The purchase program has helped maintain low interest rates for borrowers.  As planned, the Fed this week announced it will stop purchasing these securities at the end of this month.  Many analysts anticipate this will result in a slight rise in rates by year's end.

MAKING SENSE OF THE STORY FOR CONSUMERS

•·                         Interest rates have hovered at or near historic lows for much of the past 18 months, resulting in lower payments for many borrowers.  With the Fed discontinuing its purchase program, some analysts believe a rise in interest rates could range from 0.25 percent to as much as 1 percent by the end of 2010.

•·                         The federal tax credit for home buyers also is scheduled to end April 30.  The tax credit combined with the expectation interest rates will increase has created a sense of urgency for many home buyers.  In fact, 23 percent of California home buyers purchased a home in 2009 due to the perception that interest rates will rise and they would be priced out of the market, according to C.A.R.'s 2009 Survey of California Home Buyers.

•·                         Rising interest rates will have an effect on home buyers.  For example, a qualified couple with a combined pretax income of $100,000 per year and debt obligations (excluding mortgage) of $500 who receive a mortgage rate of 5 percent could qualify for a loan of up to $590,000, assuming a 20 percent down payment.  If the interest rate were to rise to 6 percent, as analysts at Barclays Capital predict, the same couple could only qualify for a mortgage of $540,000.

Sellers, You May Have to EVICT Your Renter if You Want to Get Your Home SOLD

Renters Have Rights!

If you're a landlord and decide to sell your property, your first thought may be,"Should I EVICT my tenant/s before listing?" I say YES. Now I realize this isn't an easy decision. It means you'll be losing monthly income until your place sells and in these rough economic times, no one wants to be losing money.

However, leaving the tenent in the home may mean the property will be sitting on the market MUCH longer than it normally would take to sell it. WHY, you ask? I'll tell you.

  1. Renters are not usually keen on the idea of moving.
  2. Renters may NOT make it easy to show the property, because they DON'T have too.
  3. Renters generally do NOT cooperate with Realtors/Agents.
  4. Renters may not keep the home looking as "spiffy" as you would.
  5. Renters can require a 24-hour notice before showing.
  6. Renters do NOT have to let you (Realtor/Agents) put on a Lock Box for easy access. In fact, more often then not, they will not let you.
  7. Renters are NOT good about returning calls to set up appointments to show the property.
  8. Renters often like to point out to a buyer all the negatives about the home to discourage the buyer, regardless if they're true or not.

These are just a few"maybe's" that could happen when you're trying to sell your home while it is rented. So think long and hard about leaving your tenant in the property while you're trying to get it SOLD.
