Get Your "Curves" at "Curves " and Don't Forget about Their Community Food Drive

Your Lake Arrowhead Realtor would like to share some local Lake Arrowhead Information with you.

Gotta admit it, my "Curves" disappeared many moons again... but that's another story.

From March 1 thru March 31, 2010, Curves will be collecting non perishable items and monetary donations for our local mountain food banks.

Our Lake Arrowhead Curves, who have been in business for seven years, have donated approximately six tons of food to local food banks. That's a lot of food for those folks in need. And, for those members who donate a bag of groceries or make a donation of $30.00 during the month of March, will receive a reusable Curves grocery freezer bag. Non-members who do the same, between March 8 - 20, can join Curves FREE.

Curves is using this community drive to inspire all their companies by having a contest; The Curves winners will receive one of many prizes to be donated at their local food bank.

AA Meetings in, and around, Lake Arrowhead

AlcoholismNo one really likes to discuss this disease; Alcoholism. So, I will. I think it is extremely important to acknowledge problems or concerns in order to either "help yourself" or perhaps "someone" you love or care about who may be suffering from an addiction. I've written and been published about this topic many times. It's a subject close to my heart.

I know the face of "alcoholism." No, I am not an alcoholic, THANK God. I do, however, have several members on both sides of my family tree who are, or were.  It isn't a disease that discriminates. It doesn't care what sex you are, the color of your skin, where you live or how much money you make. It can affect any one of us.

According to the MAYO CLINIC, Alcoholism is a chronic disease that makes your body dependent on alcohol. You may be obsessed with alcohol and unable to control how much you drink, even though your drinking is causing serious problems with your relationships, health, work and finances.

Are you suffering from alcoholism or drug addiction? Do you know someone who may be? If so, suggest they attend an Alcoholics Anonymous meeting. It could be the first step on the road to a new and better life.

Papoose Lake in Lake Arrowhead ~ Our Tiny dam

 Your Lake Arrowhead Realtor would like to share some local Lake Arrowhead Information with you.

Papoose Lake, on the northeast side of Lake Arrowhead (across from the Arrowhead Lake Association/marina), came about after a study found that Arrowhead Dam could possibly be unsafe if we suffered an earthquake of a 6.5 magnitude or higher. This was brought about after 1971 Sylmar Earthquake, which caused damage to the Van Norman Dam.   A seven million dollar bond was passed, paid for by Arrowhead Woods property owners and... here we are today. Why do Buyers Make Lowball Offers?

Great Point of View on this topic (by J Philip Faranda).

I am often asked by seller clients "what are these people thinking?" when a low offer comes in. I can only speak of what I see in my marketplace (Westchester and other suburban New York counties), and it is easy to answer "they AREN'T thinking," but the real truth is far more complex. At the heart of it all is always self interest, which is the very same reason why sellers want the most they can get themselves. 

First, a few obvious motivations:

  • Speculation- Hey, you never know, the seller might just go for it. Sadly, there are some mud throwers in this group who will make 20 low offers hoping one sticks. Some are wanna-be investors, others just want to live cheaply (do you blame them?).   
  • Bad advice- The buyer's agent made too lofty a promise about what they could do for them, or their Uncle Cornelius thinks he's a wheeler dealer at Sunday dinner.
  • Media Hysteria-The TV or newspaper reports that property values are down 50% in Kerflinkle County, two time zones away. The trouble with this one is that all real estate is local, and what is happening in Las Vegas or Gary, Indiana is not happening in Yonkers or Mount Kisco. 
There are other reasons which actually do contain a great deal of thought.
  • Fear. Some buyers know too many people who have been hurt due to a job loss, declining values, or both. They are therefore far more cautious than they were 5 years ago. These people want to make a deal but do not want to be pushed. 
  • Culture.Westchester County is very diverse, and the bidder on your property may not be from Brooklyn, if you know what I mean. They could be from Sri Lanka, Taiwan, or Albania. Some people make low offers because that is just how they do business where they come from, and they may have no idea that a low number would be insulting. When my brother was in the Peace Corps in Guatemala he told me they haggled over prices with shopkeepers. Can you imagine negotiating at the mall? 
  • Mixed signals. The buyer or their agent might feel that a vacant home might have more desperate owners, or that a house with no signs of a male is a divorce. If a buyer "smells blood" they will understandably press their perceived advantage, accurate or not. 
  • Research. GIGO (garbage in, garbage out) comes to mind, and no matter the source, be it Zillow, the local paper or their broker's market analysis, some buyers get very hung up on a sale down the street or price per square foot. These people will respond to honest data. 
This is by no means comprehensive, but in all cases the response should be calm, calculated and unemotional. Offers are just a starting point. The real goal is a good ending point (an accepted offer and contracts), and those start with an offer, no matter how high or low. It might be tempting to send a low offer packing, but the best thing to do is counter offer and negotiate.

Mountain Fitness & Weight Loss Spots to Check Out ~ Lake Arrowhead

I know this is a touchy topic, but I'll walk the tight rope and ask, "Do you want to lose a few lbs?" Got a little too much junk in your truck? Is your muffin top over the top? Weight Watchers, as you all know, is a program where you track your food with "Points."  For instance, maybe your daily Point target is 25; each food or drink you consume has a point value (you'll get a chart of those points when you sign up). Curves is designed to give you a 30 minute workout  with their specifically designed equipment. A few minutes on each machine, then to the next. This workout gives you a complete cardio and strength training workout, with a system that can burn up to 500 calories and works every major muscle group.  Click here for map & directions.

Lake Arrowhead Pilates Center. Pilates is an easy-on-your-joints exercise method movement technique that engages your mind and body in an effort to achieve overall physical fitness. Resort Fitness & More. Ah, now this is a wonderful place to workout. Period. Some of the work out programs may include: Cardiovascular and strength-training equipment, Free weights, Pilates, Tai Chi, Yoga and Fitness Classes. Posting Political "stuff" on AR. How's It workin' For You?

I've been meaning to write about this for a while, as I still see many political-type posts and have been wondering "How's it workin' for you?"

Elephant & DonkeyWhat do I mean? Well, as far as your business goes, do you think these kind of posts are helpful to your BIZ? Are you alienating certain groups: Conservatives? Democrats? Middle of The Roaders? I'd say you MUST BE! How could you not be when you spew crap about a certain political party, be it a rolling-on-the-floor joke from the comic strips, or a worthy news breaking piece on TV.

Politics, like religion, can become a heated conversation under the best of times and circumstances. I KNOW. I am very passionate about my beliefs. But I realize, through trial and error, that there is a time and a place for "sharing" my thoughts. Once it goes out on the 'net, you can never unring that bell, even if you post under MEMBERS ONLY.

So my question is; does posting your political thoughts bring you business? Or are you ticking off many potential clients?

Saturday, February 13, 2010:  Calico Mountains - Sierra Club - Mojave Group
This hike is moderate to difficult, 10-11 miles. The club plans to hike from Sunrise Canyon to Mule Canyon. Best to bring your sturdy boots, 2-3 qts. water, lunch and snacks.

Did you Know this about Lake Arrowhead? A few Tidbits of Local Info

 Your Lake Arrowhead Realtor would like to share some local Lake Arrowhead Information with you.

Lake Arrowhead is located in The San Bernardino National Forest, approx 20 miles from San Bernardino, 90 miles from Los Angeles and 72 miles from Palm Springs. We're tucked amoung some 9,000 plus acres at an altitude of 5,108 feet.

Our lake is private and is governed by Arrowhead Lake Association (ALA), with 780 plus acres in capacity and a shoreline of approx 14 miles. Lake's depth (at maximum) is about 185 feet. In order to have the privilege of using our lake, you must  own property within certain boundaries of "The Woods."

 Arrowhead Woods Architectual Committee was set up to enforce the covenants, conditions and restrictions (CC&Rs) attached to all properties in Arrowhead Woods. They work hard to preserve the unique character of our area within the Arrowhead Woods. 

We experince four mild seasons in the San Bernardino Mountain town of Lake Arrowhead, with approx 310 plus days of sunshine. Winter temps may dip to 28 and summer temps may rise to 81.

Our primary economic generator is tourism. Lake Arrowhead has over three million visitors a year and we're grateful to each and every one. The three top employers are Rim of The World School District, Mountains Community Hospital, Stater Bros & Jensens.

Facilities and activities include the private, 18-hole Lake Arrowhead Country Club & Lake Arrowhead Yacht Club. Lake Arrowhead Village is our largest shopping area with many stores and restaurants, plus you can take a tour on the Arrowhead Queen and get to know the history of Lake Arrowhead and where many stars lived.

Currently we have 281 homes for sale (these figures are taken from Rim of The World MLS) that have lake rights, 32 which are lakefront properties. Median price for homes in "The Woods" (not lakefronts) is $499,000.  Lakefront median price is $2,770,000.  Click here to see homes for sale.

The population in 2007 was approx. 10,000 plus people with a median age of 39 yrs old. In 2008, median household income was $79,558.
