Top FIVE Reasons Why You Want to Live or Visit Lake Arrowhead

Some call Lake Arrowhead Southern California's "Alps"... The Jewell of the San Bernardino Mountains..  A Mile High Gem, where the air is clean and clear. Where the spectacular year round scenery and wildlife, and sense of peacefulness will bring you back time and time again...if you don't already live here.  There are many reasons why folks want to live and visit the San Bernardino Mountain town of Lake Arrowhead, and here are my TOP FIVE:

1. SMALL TOWN atmosphere: Our population is approx. 11,000.  It's true that on super weekend holidays our population can swell to 25,000. And since our main source of income in this community is tourism, we welcome the 25,000. And more.

2. SCHOOLS: Rim of the World Schools has scored above others in the County and above State averages in STAR test results. 86% of Rim teachers have Masters Degrees. The school district includes areas from Crestline to Green Valley Lake.  School website.

3. SO MUCH TO DO: People ask me all the time, what is there to do in Lake Arrowhead? Plenty is what I tell them: Shopping, dining, recreational activities galore like skiing (water and snow), fishing, hiking & camping to name a few.  One of our more famous hiking trails is the Pacific Crest Trail, located about seven miles away from Lake Arrowhead and running from the Mexico border to Canada. (check the link above for more info about hiking in our national forest).

Lake Arrowhead Village is the main commercial hot spot for visitors and locals. There are many unique boutiques, outlet stores, restaurants, and even a Stater Bros supermarket (this is where I shop for groceries). During summer months, we also have free concerts at the Center Stage every weekend through September, among other "happenings." There is always something exciting going on.

While at  the Village, don't forget to take a ride on the Arrowhead Queen. This hour long tour is narrated by the captain who shares tales of legendary Hollywood stars, points out celebrity homes and  and tells stories and fun facts about the area. Did you know that there have been 120 movies filmed in Lake Arrowhead, including Heidi, The American President, Space Jam, and the 1998 remake of The Parent Trap?

Lake Arrowhead  is home to the Ice Castle International Training Center , an Olympic training facility for figure skaters like Michelle Kwan. And it is open to the pubic for skating (check days and times).

4. FOUR SEASONS: First of all, we have approx 310 days of SUNSHINE!!! 

Spring in Lake Arrowhead has mild temperatures and is alive with brilliant colors as the area wakens with blooming dogwood trees, flowers, wildlife babies emerge from their winter dens, and the sounds of chirping birds all around. 

Summer in Lake Arrowhead is prefect. Clear skies, warm days and cool evenings are great for that romantic get away from the big city life below. Swim, water ski, boating are favorites all summer, along with spending days at one of Lake Arrowhead's beach clubs

Fall in Lake Arrowhead brings an amazing array of colors: red, gold, and orange colors provide just the right backdrop for hiking and camping.Check the Arrowhead Ranger Station to learn about all our mountain campgrounds.

Winters in Lake Arrowhead is gentle but will bring snow that transforms this area into a true winter-wonderland. Come up to relax, share holidays with friends and family or to ski and snowboard at Snow Valley or other nearby resorts. 

5. CLOSE to everything: A trip down the mountain is only about 20 minutes away, and a drive to Palm Springs or the beach cites just another 60 to 90. Now where can you live and be that near to the mountains, desert and beaches?  Not many.

So what are you waiting for? Come up for air... come up to stay!

You (Realtors) Get Back, What You Give ~ Treat People the Way You Would Like to be Treated

This is a rant of sorts and it isn't the first time I've brought up this topic, but it bares repeating; OFTEN!

Yesterday I was on floor when a nice guy comes in to ask about property. I sensed he was reluctant to speak, so I did my best to make him comfortable. Finally he said, "I'm looking to buy some vacant land..." and he goes on to share with me that he had spoken to MANY Realtors up here in Lake Arrowhead (on the phone), either calling about their listings or just trying to get someone to help him. He said several were down-right-rude.

Now look, I know every potential client that calls or walks into our office/s may not a zillionaire, but if your (Realtors) only objective is to nab the High-End consumer, why don't you put that bit of information on your damn BUSINESS CARD OR WEBSITE???? Have the guts to say, "Hey, I am not wasting my time on you unless you've got a big, fat bank acct."  Go ahead, I dare you!

I, for one, am tired of hearing about Realtors who think their shit poop doesn't stink and they are better than ANYONE else, including people with thinner wallets. 

Treat people/consumers the way you'd like to be treated. AND, if you don't want to help certain people, PLEASE GIVE THEM MY INFORMATION:  909-273-4542.

Wow, you won't want to miss this weekend in Lake Arrowhead, so make your plans NOW. 

First, on Friday night, we'll continue with our Farmer's Market at the Village. This is only going on for a few more weeks (Oct 30th is the last). Time: 5-8pm

Are you a PORSCHE lover??? If so, you will have to make it to the Porsche Time Line that'll be held at the Village.  Think about it; a line up of these fab' cars dating way back in time; HISTORY!!!.  Time: 10:00 - 3:00PM in the lower parking lot.

It's southern California's largest free Oktoberfest, again, at the Lake Arrowhead Village (we LOVE the Village). Come celebrate this time honored German tradition with dancing, authentic food & of course, the German beer!  Time: Sept. 26 through Nov. 1, every Sat. & Sun. starting at noon at Center Stage.

Here comes the bride... (just kidding). BUT, if a wedding is in your future, you may want to come to the Bridal & Fashion Show at the Pine Rose Cabins in Twin Peaks this Sunday, September 27 from 12-4pm. On hand will be wedding specialists, food tasting & many door prizes! Ah, I may go just for the door prizes!

The Time to Buy a Home in Lake Arrowhead is Now

I have been seeing a "real" surge in business here in Lake Arrowhead; Real Estate business, that is. I have many new buyers, most have found me thanks to ACTIVERAIN in some round about way. Though that is the icing on the cake, I'm more thrilled to see the REAL ESTATE market picking up. Even economist are claiming the "recession" is over/behind us. Woo-Hoo!

 

My clients, I'm experiencing, are still a bit nervous about buying. They're ALL serious buyers, though. These are not lookie-loos. They're combing through listings searching for the best value and here is what I'm hearing:

  1. I really feel it is a good time to buy
  2. I think the market is close to hitting the bottom, or has 
  3. I don't want to miss out on a good buy
  4. Interest rates are still very good

I'm finding that buyers want to preview quite a few homes in Lake Arrowhead, more so than usual, and I am more than happy to show them all they need to see until they are comforabtle making "the right decision."  Let's face it, purchasing a home in any market is a huge commitment, but especially when the market has been turned inside out and upside down. Besides showing them homes, I also provide them with as much information as possible, to help them decide.  For instance:

 When buyers are armed with information, they feel more comfortable about writing an offer.

5 Tips for Selling Your Home in Today's Market

In every market, be it up or down, be it in Lake Arrowhead or elsewhere, there are key factors to getting your home sold. Currently, we're in a "Buyer's Market." This means there is a wide range of inventory for buyers to chose from, and low prices. In such a market you, the seller, should do the following if you want to be competitive and get your home SOLD:

  1. Hire a REALTOR (Me).  No doubt about it, selling your home is a very complex process. And since it's your most valuable financial asset, you want someone with extensive training in Real Estate and who is prepared to get you the best possible results. A Realtor can also get your home the most exposure.
  2. Listen to your REALTOR: I will make suggestions to help improve the looks of your home, be it cleaning, de-cluttering, painting, or even recommending a professional stager.
  3. The PRICE it right: The KEY to selling any home will be pricing it right for your local market. I will run comparables from my local Multiple Listing Board and show you what has recently sold, the pendings, as well as active listings. Keep in mind, BUYERS know what is out there. They do their homework ONLINE and you won't fool them. You may think "Oh, I'll list a little high so we can negotiate." Well, they know that trick. PRICE it right if you want it SOLD.
  4. PREPARE the home: Okay, so we've decided on a price, now you'll want your home-inside and out- to sparkle. (See tip #2). Put on your buyer shoes. Would this home appeal to you if you were in the market to buy?  KEEP your home in READY-TO-SHOW condition. I know it's a pain in the neck, but it it imperative.
  5. Make it accessible to be shown. If at all possible, let ME put a lock box on so other Realtors, with ready and willing buyers, can access the home easily. If you make it difficult, your house may sit and sit and sit.

The Village in Lake Arrowhead

LAKE ARROWHEAD VILLAGE... Lakeside shopping and  dining--in The San Bernardino Mts.

LAKE ARROWHEAD VILLAGE has something for everyone. Rides for the kiddies, ducks to feed, eateries that cater to every single taste-bud: Mexican, American, from Waffles to Sushi, and more. Much more.  There's shopping galore or benches to sit on...relax, kick back and watch people stroll by (that's my favorite thing to do). There are approx 50 plus shops, restaurants and attractions at The Village. You can even get your hair done. AND all of this is on the lower level of The Village.

Almost every weekend during the year--even in the winter--there are special events taking place at The Village. For instance, in summer months, we have Southern California's Largest FREE Concerts . Also, every Friday, there is a FARMER'S MARKET.  One of the most enjoyable events for me during the summer at the Village, is the Antique Cars and Wooden Boat Show. That is one fun event!  Then, as fall nears, we have the OCTOBER FEST, and the list goes on and on. 

One of my fav' shops at the Village is Tattle-Tails, a cutsie store that carries "special" items for children, including clothing and toys. Also, there are several Outlet stores: shoes, purses, clothing, etc. You need it, there's a shop with it.

To get a feel, and loads of information, about Lake Arrowhead, take a ride on THE QUEEN. The captain at the helm will take you around the lake all the while explaining the history, the depth, pointing out celebrities (older, now moved) homes, just to name a few. Kids and adults alike love taking this approx. hour voyage.

So... take a little tour of THE VILLAGE, in LAKE ARROWHEAD, and see for yourself why you need to come on down!

Credit scores - FICO scores for mortgages - I need a 700 credit score?

Very important message here for buyers seeking loans to purchase a home.

Yes, credit guidelines have gotten tougher, but NO, you don’t need a 700 credit score.

 

 

Here we go again, with realtors making things sound semi easy. There was a question on Trulia last week, and the buyer said that they heard that you needed credit scores of 700.  And what do you do if you have scores from 614 to 620.

Here was part of the answer from a realtor answering the question.

"You can actually purchase a home with a credit score in the 500'sdepending on job history, etc. I have several lenders who can assist you."

Sorry, but this answer sounds easy, and it's not that easy if you are under 620. Yes, there are investors out there that are allowing credit scores below 620, even down to 535. But the guidelines are much stricter. You really can't exceed the income ratios, your job history needs to be good, and your credit still needs to be decent and conform to the FHA guidelines.

Keep this in mind, even though it could be done, at what cost to you?  Does your loan officer explain this to you and break this down?  The rates and or add ons for lower credit scores are much higher also. And if loan officers and or realtors say, don't worry, you can refinance later, then WORRY !!!

 

 

 

refinance options

Let's quickly review your refinance options.

  • You can only do a rate and term within the first 12 months after you purchase your home. If you want to pull any equity out, on a normal refinance, you need 12 months or more.
  • Let's say rates are now 5.50% with zero points, with a 620 credit score. You currently have a 585 credit score and because of this, your current rate is 6.25% and it's costing you 1 1/2 points. (yes, this is the type of penalty for that kind of rate) You really can't refinance for about 6 months, and you are working on your credit scores to improve them. Well, in 6 months, rates increase to 6.00% with zero points. You are basically stuck with that higher rate.
  • Keep in mind, it still costs money to refinance, even if you do a FHA streamline refinance. Yes, there are no cost mortgages, but your rate is much higher.

 

 

 

 

What to do with credit scores if they are below 620 :

This is where a true mortgage professional comes into play. I just had a VA client referred to me by Allison Stewart, who has a client that was told on Friday that their scores dropped to 617, as a mid score. I spoke to them on Saturday and explained to them that I can work on their credit and get that up 3 points. Well, on Monday, the previous loan officer called them and told them the same thing.  How come she didn't bring this up on Friday?  Maybe she is new and not sure?  Not good with credit? In any case, here are some basics.

  • You want to keep your balances below 35% of your credit limit or lower. The higher the percentage, the more it could affect your credit scores. By paying down your balances, this could raise your scores.
  • Don't pay off your collection accounts if you are applying for a mortgage. You would then want to pay these at closing. By paying off early, it could actually lower your credit scores. It does depend on how old these collections are.
  • Lates over 12 months old don't hurt as much. Sometimes you can talk to your creditor to remove a questionable late mark.

 

 

 

Summary :

Most of what is mentioned is for FHA mortgages. If you are doing a conventional mortgage, you do need a 620 or higher, and even this costs a lot more than a FHA loan at 620. Here is a comparison with even 20% down.  FHA loans vs Conventional loans with 20% down - A rude reality.

Overall, you might want to get into a home as soon as possible. You might have a loan officer that wants to help and can with the lower score, but don't forget, will it cost you more in the long run. You want to deal with a loan officer that will break this down and show you both sides, both comparisons. And be careful of broken promises, because not everyone has integrity and or is truly out for your best interest. This might sound negative, but this is a fact, from examples of past clients that have dealt with broken promises.

It Takes More Than Just Saying You're an EXPERT to be ONE

Since I've always disliked the term "Expert" coming out of Realtors' mouths, I thought this was the perfect post to re-blog.

 There's no doubt in my mind that one of the most overused words in the world today in EXPERT. It seems that everywhere you turn there are tons of people in every field imaginable that are experts. But the truth is that it takes more than saying you are an expert to actually be one. Unless you are an expert at making claims and running your mouth, just making the statement won't really do you any good. But, if you want to be one, the answer is simple, work and learn.

 Know your contracts and paperwork - What ever brokerage you work for, or where you are a lender, or appraiser, or anything else related to this business, you have paper work. Never ever have someone fill out paperwork that have not read from top to bottom. As far as a your contract is concerned, the one you use needs to be a reaction more than formality. You need to know it that well. The difference between an expert and someone who just claims to be one, is an expert has done what they need to do and learned what they need to know to succeed. So know your paperwork and your contracts, that way you don't look incompetent in the process on trying to convince someone that you're a big deal.

 Know your area- There's nothing worse than someone trusting you to take them around and show them an area, and you don't know it that well yourself. You need to know off the top of your head as much as you possibly can about the area or areas that you service. Clients may want to know where the closest grocery stores, shopping malls, hospitals, or even Pizza Hut is from what may be there future home. If they want to be close to the interstate, then you need to know the communities that will put them within a close proximity to the interstate in question. It's your job to provide answers and take care of your client's needs, so you need to know your area in order to do that.

 Know your market- The best way to know your market is to become an active part of it. Even if you have no clients to show around at this current moment, you still need to be ready for them when you do get one. That means staying on top of the current market trends. Study your MLS and check on communities for various price ranges. You need to know what's moving and what isn't. This helps you with both buyers and sellers. If a buyer comes to you and wants a home in a community that's flying off the shelf, then you need to make them aware of it. They may not believe you, but once that house sells out from under than, they will know you were serious. If a seller comes to you to list their house, then you need to be sure you can speak knowledgeably about what price range is moving well, that way you can immediately tell them what to expect.

 Know what buyers want- This again will help you with buyers and sellers. If you list a house and you know that it's outdated because buyers are no longer into the bright, orange shag carpet, then you can explain to the seller that they need to be willing to make some upgrades in order to compete with the current market. If you are working with a buyer and you know what's popular in today's market for your area, then you can usually put them closer to a home that suits their needs sooner than if you are taking a shot in the dark. It just makes things run a little more smooth.

 Know that you can't fake it- This is a hard one for people to except, but the days of fake till you make it are pretty much over. You may be able to fool a few, but eventually you will end up with a savvy buyer or seller and then the gig is up. If you don't know an answer, don't be afraid to admit it, just say you don't know but you will find out. They have Google too, so if you make up a lot of crap in an effort to make yourself look better, you going to look like a real idiot when they make it back to the laptop and they find out you lied. So just don't play that game. With the wealth of information available at the world's fingertips, you better be honest and upfront. Just do the right thing and work hard to learn the things you need to know. That way when you claim you're an expert, you can actually put your money where your mouth is when the time comes.

Some Realtors in my neck of "The Woods" may need a Trip to the "Wood" Shed

I've posted about this pet-peeve of mine before, so this time I won't be as harsh (maybe)... However, I am ticked.

Today I am on floor. Two couples have been into the office, both wanting a list of property as well as asking questions about the market, etc.   The last couple, really nice people, asked me if I could pull up some listings for them, that they didn't want to waste my time and that were more than happy to drive around and check out the places alone (and I'm okay with that, being the non-pushy type). When I said "Sure," I thought the Mrs. Buyer was going to faint.

"Really?" she asked, "You don't mind?"

"Of course not," I told her.

Then she tells me about the two other local offices she had been in today (no, I didn't ask which, though I was dying to know...but I could guess), and the call into another office and how she was treated so rudely. All three times.

Okay, regardless of a person's budget, it is my duty (that is why I am in this business) to help them find their "dream" home/cabin/castle. Right?  And I am talking about qualified buyers (and these buyers are cash buyers). I know we all get busy from time to time, but you SHOULD always treat people with respect. You get back what you give, remember that.

Is it me, or are some Realtors getting a little to big for their britches? A little too snooty?  I think some are...I think some need a trip to the wood shed.

Household Tips that save money and time ~ who knew...?

How Many of These Did YOU Know About? 

A sealed envelope - Put in the freezer for a few hours, then slide a knife
   under the flap. The envelope can then be resealed.  (hmmmmmm..).

Use Empty toilet paper roll to store appliance cords. It keeps them
 neat and you can write on the roll what appliance it belongs to.

For icy door steps in freezing temperatures:  G
et warm water and put
 Dawn dish washing liquid in it. Pour it all over the steps. They won't
 refreeze.  (Wish I had known this for the last 18 years!).

To remove old wax from a glass candle holder put it in the freezer for
 a few hours. Then take the candle holder out and turn it upside down. The
 wax will fall out.

Crayon marks on walls?  This worked wonderfully!  A damp rag, dipped
 in baking  soda. Comes off with little effort (elbow grease that is!).

Permanent marker on appliances/counter tops (like store receipt
 BLUE!) rubbing alcohol on paper towel.

Whenever I purchase a box of S.O.S Pads, I immediately take a pair of
 scissors and cut each pad into halves. After years of having to throw
 away rusted and unused and smelly pads, I finally decided that this would
 be  much  more economical.  Now a box of S.O.S pads last me indefinitely!
 In fact, I have noticed that the scissors get 'sharpened'' this way!

Blood stains on clothes?
 Not to worry!  Just pour a little hydrogen  
 peroxide on a cloth and proceed to wipe off every drop of blood.  Works
 every time!  (Now, where to put the body?)    LOL

Use vertical strokes when washing windows outside and horizontal
 for  inside windows.
 This way you can tell which side has the streaks.
 Straight vinegar will get outside windows really clean.  Don't wash windows
 on a sunny day.  They will dry too quickly and will probably streak.

Spray a bit of perfume on the light bulb in any room to create a lovely
  a light scent in each room when the light is turned on.

Place fabric softener sheets in dresser drawers and your clothes will
  smell freshly washed for weeks to come.  You can also do this with towels
  and linen. 

Candles will last a lot longer if placed in the freezer for at least 3
  hours prior to burning.

To clean artificial flowers,
pour some salt into a paper bag and add the
  flowers.  Shake vigorously as the salt will absorb all the dust and dirt
 and leave your artificial flowers looking like new!  Works like a charm!

To easily remove burnt on food from your skillet, simply add a drop or
  two of dish soap and enough water to cover bottom of pan, and bring to
  a boil on stove top.
 
Spray your TUPPERWARE with nonstick cooking spray before pouring
  in tomato based sauces and there won't be any stains.

Wrap celery in aluminum foil
when putting in the refrigerator and it will
  keep for weeks.

When boiling corn on the cob, add a pinch of sugar to help bring out the
  corn's natural sweetness. 

Cure for headaches:  Take a lime, cut it in half, and rub it on your
  forehead.  The throbbing will go away.  (I prefer to soak the lime in
   Gin and rub it on my tongue first)

Don't throw out all that leftover wine:  Freeze into ice cubes for future
  use in casseroles and sauces...Left over wine?  What's that? :)

 To get rid of itch from mosquito bites, try applying soap on the area
  and  you will experience instant relief.

 Ants, ants, ants everywhere.  
Well, they are said to never cross a chalk  
line.  So, get your chalk out and draw a line on the floor or wherever ants
 tend to march.  See for yourself.

Use air-freshener to clean mirrors.
 It does a good job and better still,
 leaves a lovely smell to the shine.

When you get a splinter,
reach for the scotch tape before resorting to
  tweezers or a needle.  Simply put the scotch tape over the splinter, and
  then pull it off.  Scotch tape removes most splinters painlessly and easily.

Now look what you can do with Alka Seltzer...Clean a toilet.  Drop in two
   Alka Seltzer tablets, wait twenty minutes, brush and flush.  

Clean a vase.  To remove a stain from the bottom of a glass vase or cruet,
     fill with water, and drop in two Alka Seltzer tablets.

Polish jewelry.  Drop two Alka Seltzer tablets into a glass of water and
     immerse the jewelry for two minutes.

Clean a thermos bottle.  Fill the bottle with water, drop in four Alka
     Seltzer tablets, and let soak for an hour (Or longer, if necessary).Baking Soda works just as well! 

Unclog a drain.  Clear the sink drain by dropping three Alka Seltzer
     tablets down the drain followed by a cup of Heinz White Vinegar.  
     Wait a few minutes, and then run the hot water. 

Do your friends a favor.
 Pass this timely (and some not-so-timely)
     information on to a friend!   I know I just did.

 Makes you wonder about ingesting Alka Seltzer, doesn't it?

As some of you may already know, I have decided to participate in Avon Walk for Breast Cancer. This is such an important cause to me because this year, an estimated 40,000 women will die from the disease. Breast cancer takes another life every 14 minutes. Another woman is diagnosed with breast cancer every 3 minutes. An estimated three million women are currently living with breast cancer. One million of them don't yet know it. 

I will be walking for a dear friend of Cathy Lee's, Katie Havens, who is currently in need of our prayers & support.  Her story will give me the strength to make it through the 39 mile walk and I hope that with the help of others and your generous donations, they will find a cure for this terrible disease.

As part of the event, I pledged to raise $1,800.- 

People can make donations on my behalf, so that I can reach my fund raising goal. With the donations raised, the Avon Foundation will provide support and resources for women affected by this terrible disease. This will help so many people in our own community and throughout the country. Any amount you can give is great; I just appreciate your support.
