Mountain Community Barbecue, Car & Bike Show in Twin Peaks

Saturday, August 29, 2009, our little town of Twin Peaks (CA 92391) will be puttin' on their 56th annual Mountain Communities Barbecue! This really is an old-fashioned, deep pit barbecue which is held at the Rim of the World Masonic Lodge  (click on map below)... And it's not your average back yard barbecue. OH, NO. They'll have Iron chef grillers doin' the cookin' and they'll be serving some 700 lbs (!!!) of beef and 400 lbs of whole turkey (that will be slow cooked for hours).  Then there's Hillbilly BBQ Sauce, made from someones "secret recipe."

Along with the mouth-watering meaty goods, comes the side dishes: baked beans, cole slaw, rolls and desert.

But don't forget the car and bike show, music, door prizes and vendor booths.

 TIME: 5 p.m. Aug. 29.

COST (Donation): Tickets are $10 adults; $5 children.

IT'S a GREAT TIME to BUY Real Estate in Lake Arrowhead

No one, and I mean no one, has a crystal ball and can guarantee that our real estate market has done an about face.  But I can tell you, from what I see and from new buyers I am getting weekly, that there is a "change in the air." I've seen increased sales, listings are on the market for shorter time periods and we're getting fewer listings. PRICES are fabulous!!! INTEREST RATES are fabulous.  California Association of Realtors (CAR) just reported this article from the Sacramento Bee which shows a 12% increase in homes sales in the state (CA), though prices declined. The normal way the real estate market works is, more sales & less inventory mean prices will edge upward. It WILL happen.

And the reason I say THIS IS A GREAT TIME TO BUY REAL ESTATE IN LAKE ARROWHEAD is because no one can tell you prices are going to continue to drop. And no one can guarantee interest rates are going to stay at all time lows.   Get off the fence if you've been thinking about buying a home. It's TIME!

The hottest ticket is the $300,000 and under price range, where we've had more repos, and those repos are getting scooped up by ready and willing buyers. My two cents!

ARROWHEAD GOES WILD at WILDHAVEN

I'm posting this early in case you're planning your weekend (now). Saturday August 22, 2009WILDHAVEN will host a Champagne Dinner, have live entertainment and live and silent auctions to help raise money for this wonderful organization.  LOCATION.

WILDHAVEN is a Wildlife Rehabilitation Center and Sanctuary in the San Bernardino Mountains, in Lake Arrowhead's Cedar Glen. The center opened in 1994 and is a not-for-profit organization. Its a wildlife sanctuary, an education and visitor center for endangered and indigenous wild animals. It is known as the "Forever Free Wildlife Care Center."

WILDHAVEN moved to its current 35 acre ranch in Cedar Glen in 2000. WILDHAVEN, as with much of the Cedar Glen community, was devastated by the "Old Fire" in 2003. Thankfully, WILDHAVEN is now fully operational with plans to expand and enhance its current facility.   But they need our HELP.

LAKE ARROWHEAD'S KAT DELONG has a NEW WEBSITE

Ah... I feel like I've been waiting my entire Real Estate career for a "just for me"  website. One that has an IDX from my local MLS Board so clients and consumers can search and view what we LOCAL Realtors see on our MLS. It almost took an act of congress, as my local board IS CLOSED to the outside world, but I am a "figure it out" type of gal and finally made it! Woo-hoo! 

Keep in mind that a few offices/brokers do NOT allow their listings to go on an outside IDX Feed...but never fear, I will forward those on to you when they pop up and meet your criteria.

I am still working on my website to tweek it to my taste. I'll be adding loads more info, so check back OFTEN.

It is not my idea to keep addresses off the listings when you are searching, it just happens to be that way. Send me the MLS # and I'll give you that, and more, info.

Regardless is you're a first-time buyer or repeat buyer, there is a hard & fast rule (well, not a rule, but great advise) and that is to meet with a lender and find out HOW MUCH CAN YOU AFFORD. This not only eliminates getting your hopes up for a house you can't afford, but it also saves you tons of time. Time, not spent previewing properties out of "your budget."

Many of you don't have a lender. If not, I can give you several names of lenders I've worked with over the years. You meet (or call) them, they'll go over a list of questions they need answered by you about your finances, and then they'll come up with a "comfortable" figure. Sometimes you may actually be able to afford more. Sometimes less.

Once the lender has come up with your "home buying purchase price," he/she will give you a "Pre-Approval" letter to give to me so that when we find your PERFECT home, I can submit it with our offer.  Sellers LOVE to see this letter and it does help!!!
