CALIFORNIA HOME PRICES SURGE - Relevant to the Chicago Real Estate Market?

A nice postive piece on the CA Market I am RE-BLOGGIING from a fellow AR blogger.

Via Dean Moss - Dean's Team Chicago Real Estate Team (Dean's Team - Keller Williams Lincoln Square Chicago):

According to many Real Estate Experts, what happened to the Real Estate Market across the state of California foretold the downward spiral of home prices, and overall home sales, across the country.

Now, however, California Home Sales appear to have turned a corner.  In May, the Median Sales Price of a CA home increased to $267,570 - up over 4% from April, according to the California Association of Realtors, as reported in today's Wall Street Journal by Reporter Stu Woo. 

The California Inventory of Unsold Homes also continues to fall.  Today, experts calculate a 4.2 month supply of homes unsold, versus 5.6 months supply in April, and 8.7 months of supply in May, 2008.    However, the Realtor Association calculates median home prices are still 30.4% lower than they were this time last year.

Will this CA turnaround predict a similar turnaround in the Chicago Real Estate Market?

Here in Chicago, in the North and Northwest Side Neighborhoods our Team serves frequently, average home prices have see-sawed the last few months between $250,000 and $295,000 - considerably below the mid-$300's average of mid-2006.  Inventory levels of homes for sale still stands at over 15 months in these same neighborhoods - although it pushed the scary 19+ month level as recently as six months ago - and, at 15 months, is still, by any reasonable assessment - very high!

Back to the California numbers, some feel that one of the reasons for the turnaround in median prices is the fewer foreclosed properties, with their heavily-discounted market prices, currently headed to market.  But CA prognosticators are wary, as the state has a very-high 11.5% Statewide Unemployment Rate (IL, by comparison, had an Unemployment Rate of a still high 10.1% in May).  The state may need to trim up to $10 Billion of state spending, and the resultant loss in jobs, to partially close a massive, $24 Billion budget shortfall.

Across California, over 556,500 homes were sold in May - up 35.2% from May of last year.  Sales in many Chicago Neighborhoods, especially those closer to Downtown Chicago and The Loop, is also surging - especially in areas with high concentrations of young professionals, many of whom do not need to sell their current home or condo in order to buy a new one.

The decision to buy - a smart one right now?  Perhaps, if, as many feel, median prices are nearing a possible bottom.

BILL'S VILLAGER in Blue Jay, is a down-to-earth kind of place to eat.

CASUAL ELEGANCE in Aqua Fria, is as the name says; Elegant.

BORDERLINE in Blue Jay; a taste of American and Mexican. (Two of my sons have worked as cooks here long, long ago)

PAPAGAYOS at Lake Arrowhead Village is truly my favorite place to eat (they make a mean margarita!)

ART & WINE FESTIVAL THIS WEEKEND at Tavern Bay Beach Club ~ LAKE ARROWHEAD ~ Be There or Be Square

Don't forget to mark your calendar for THIS WEEKEND'S ART & WINE Festival. This event, as are many throughout the year, will be held at Tavern Bay Beach Club .

SAT & SUN, June 21, 22, one of our yearly favorites is the hosted by Lake Arrowhead Rotary. The festival is open from 10 AM - 7 PM on Saturday and 11 AM - 4 PM on Sunday. $5.00 entry.

  •   There will be approximently 80 artists displaying there works which range from acrylics to oil paintings to woodworking.
  • Wine?  Oh yeah! There'll be wine available for tasting from (or buying) from a wide selection of vintners.
  •   Many performances being put on will be entertainers from last year:  Rim High School Jazz Band, the N. R. Key String Quartet and Fortissimo Strings and don't forget  about, Mr. Twister.

DOG PARK Grand Opening in Lake Gregory (a few Miles from Lake Arrowhead) ~ June 13th, 2009

Saturday, June 13th, 2009, come to the GRAND OPENING OF THE LAKE GREGORY DOG PARK.  Lake Gregory (Crestline) is only a hop-skip-and-a-jump from Lake Arrowhead, so if you're a pooch lover, pop on down and help celebrate the ribbon cutting at 10:00 AM.

Lake Gregory Regional Park is  a public lake for fishing and tiny boats, has a nice sandy beach, swimming area, slides, fitness trail and now the DOG (POOCH) PARK.    The trail (fitness) is a wonderful spot to take your morning or afternoon walk, which takes you completely around the lake... We usually plan our walk just before lunch, then head off to one of the restaurants nearby for a bite to eat.

Rim Forest Lumber was founded in 1947 by Frank Holland. In 1969, Butch Baumann bought the company and has been serving our mountain residents needs ever since.

This weekend, June 13, 2009, come check out the TOOL AND PRODUCT FAIR at Rim Forest Lumber. Now you're probably thinking, what???

Believe me, this little local "fair" is full of fun, food and helpful folks...for you folks thinking about doing some projects around the house. And it IS the perfect time of the year for those projects & Honey-Do lists.

There will be many vendors, food, entertainment (not sure what kind :)), raffle drawings and prizes. Come on by!

If you live within "The Woods," then you have "Lake rights" and have the opportunity to pay for a yearly membership (inexpensive) to TAVERN BAY BEACH CLUB, located on the north side of Lake Arrowhead,  across from UCLA Conference Center. It truly is one of the most beautiful settings around.

It's a perfect place to spend the day. There are picnic benches thoroughout the grassy area, a play spot for the kiddies and a "roped off" swimming hole for all to enjoy.

Throughout the year, many events are held at Tavern Bay Beach Club .Below are just a couple...so mark your calendar. For instance there's the Art & Wine Festival & concerts.

 

There will be approximently 80 artists displaying there works which range from acrylics to oil paintings to woodworking.

Wine?  Oh yeah! There'll be wine available for tasting from (or buying) from a wide selection of vintners.

Many performances being put on will be entertainers from last year:  Rim High School Jazz Band, the N. R. Key String Quartet and Fortissimo Strings and don't forget  about, Mr. Twister.

 

 

In July the ARROWHEAD ARTS ASSOCIATION will bring us the following bands that you won't want to miss!

  • July 9:     HOTEL CALIFORNIA,  A Tribute to the Eagles
  • July 16:   FAB FOUR,  The Ultimate Tribute to the Beatles

    Call (909) 337-4296 for additional information or table and ticket reservations.Gates open at 5:00 PM. Concert begins at 6:00 PM. Bring your picnic dinner. No pets are allowed. Adults $25.00. All students K thru 12 are free of charge.  (I'll be there manning The Gates; Stop and say HI)
