I went to a home inspection last week, as I usually do when I am representing buyers in a sale. I had only met the seller once before when I showed his home to my clients; the ones that bought his lovely cabin in the mountains.

During this home inspection, after I did my agent's visual and as I waited for the inspector to finish, I ended up learning so much about this kind, slim, elderly gentleman, as I strolled through his rooms viewing his walls and reading about his accomplishments. About his younger years. Of his life with his bride. And his life as a father. It was a beautiful story.  You see, he was an artist, and quite an accomplished artist. Many of his pieces were behind glass frames, as were many awards for his advertising skills;  For instance, he created ads for the Volkswagon (in the 60's, I guess) and for designing ads for Hunts/Wesson. Ah, the list went on and on along his walls. Then, in front of the fireplace was a giant frame with tons of pictures delicately placed throughout. 

 "There are 60 pictures there." He smiled. I watched his gentle, blue eyes search for more thoughts, then... "My wife died last year. We were married 60 years and there are 60 pictures."  He was especially proud of the "old"  black and white photo taken in '47 that stared back at us from the middle of the frame. "That was when we were..." and he stopped, again, to try and grab part of his past... "Oh, yes," he added, "That was when we went to Vegas to get married." The photo was of his bride leaning against a 1936 Plymouth, I believe he said.

It is so amazing what we learn about people just from being in their homes for a few moments, or hours. I learned so much about this charming man, and I wanted so badly to know more. Much more. I knew he had so much to tell...if only he could. As we sat and chatted a little while longer, he was able to recall his days in Germany during WWII. I know enough about this horrific disease, Alzheimer's, to know it actually rips away your current memory first and fastest, and the days of yesteryear are easier to remember...for a little while.

When I left his home, I was so sad. I knew that would be the last time I would see this wonderful man and his big, broad smile. I knew as quickly as he shut the door behind me, he would not remember me in five minutes. However, I WILL remember him.

I got into my car and couldn't stop myself from crying. Life is just not always fair, I reminded myself. That sweet man was losing his home, and his mind, to ALZHEIMER'S .  To this stinking disease that ends up shrouding your mind with a cobweb-type cover like a spider does to his victim.  

 ...it just isn't fair.

I really dislike multiple offers, as do most people!  When Real Estate was going nuts a few years ago, I would be submitting a full price offer for a client on a property they fell in love with, AND so would about 10 other Realtors. Grrrrrrr. NOW, with prices low and listings plentiful, the time has come again. This time, however, the offers are on (mostly) REPO'S!

This weekend a property came on the MLS for $119,900, with lake rights! That is, in my opinion, the DEAL OF THE DECADE. I wasn't the only Realtor that had these lovely thoughts. When I showed up with my clients, there was a row of cars out front and a string of Realtors and their clients waiting to get in the place.

Of course my clients wanted to write an offer.  I WANTED to write an offer! But I first had to explain a few things to them regarding MULTIPLE OFFERS.  After I ran comps for them, here is what I said:

• The BANK wants the listing on the market for FIVE days before the Realtor is to submit offers--so be prepared as there will be MANY other offers along with yours.
• Just as with any other offer, if you get an acceptance, YOU STILL HAVE CONTINGENCIES that will allow you to "walk" from the deal if you feel you need too. (That was their first concern).
• YOUR OFFER MUST BE CLEAN as possible since you are completing with others who want this home. CLEAN means (usually): Full price OR more, and CASH, if at all possible. Don't ask the bank for "extras" like Home Warranty Plan, Termite work, etc. You pay for your own termite inspection and any work called out. CLEAN IS CLEAN, period!  (I know, many will squawk that I didn't mention loans, but in our area, we do get a lot of cash offers). If you're getting a loan, be pre-qualified, letter in hand!
• YOUR OFFER WILL GO TO THE BANK with the other offers and the bank will dissect each one and the offers that look the "best" will generally get a Counter Offer stating to "GIVE US YOUR BEST OFFER." Another words, ANTI UP! You usually get one shot, make it GOOD if you want this home.

These MULTIPLE OFFERS are going to be here for a while, so we might as well be ready to ride it out...and TELL our clients to hang on, as THIS ISN'T GOING TO BE A CAKE-WALK....

Facts:  One of our most famous mountain families is the Henck Family. They moved to the San Bernardino mountains in 1923. Some of their accomplishments were establishing schools, organizations and,  my childhood FAVORITE place to go, SANTA'S VILLAGE, which was built in 1955. Santa's Village is now nothing more than a logging yard....but MY memories still remain intact.    Another fun Santa's Village story.

Facts: In the late 1800's, several businessmen from Cincinnati, Ohio, including James Gamble of Proctor & Gamble (YES, the Proctor and Gamble), sold their interest in Lake Arrowhead to J.B. Van Nuys (YES, the VanNuys). He decided to build an upscale resort, a Normandy Village. At that time, the lake became known as Lake Arrowhead. Van Nuys commissioned well-known designer/builder, Mr. A.L. Richmond, owner of the Arlington Hotel in Santa Barbara to take on this task of building a lakefront hotel.
