You can never be too safe when driving on mountain roads (well, any road); especially in the winter.  Our weather can change on a dime; one moment it may be clear and sunny, and the next snowy.  I've compiled a list of links to help you find out weather conditions, as well as road conditions.  It's a good idea to check these all times of year before heading up:

 WEATHER IN LAKE ARROWHEAD. You can actually set this for any other town, but this one is for Lake Arrowhead.

In my car, I always keep an extra pair of shoes/boots, socks, mitten/gloves, blanket, small shovel, flashlight, couple bottles of water and a few snack bars.  You just never know what can happen during one of Mother Nature's fits.

CALTRANS California Department of Transportation has one of the best sites to find out about road conditions.  Just type in the highway/freeway and it displays the current conditons. This is great for the mountains!   Click HERE to view ALL California Roads. If you're stopped by the California Highway Patrol during a snow storm, or even after its past, you MAY be ask to show your "Car chains.) There are time you MUST chain up, so just be prepaared ahead of time.

 LAKE ARROWHEAD VILLAGE WEBCAM A fun site to actually see what IT LOOKS LIKE in Lake Arrowhead (The Village).  I use it to see how crowded it is before I head over there to eat or shop. :-)

I'll admit it, I am a total bore! I don't party. I socialize very little (except Social Media, that is). Rub elbows even less. But I sure don't begrudge those who like to get out and kick up their heels. On that note, I thought I'd point out a wondferful place you may want to go to ring in the New Year:

The RESORT  in Lake Arrowhead will be serviing "Dinner for Two" on News Years Eve. The "first" seating begins at 6pm. The cost is $65.00 for adults. Children are welcome and their children's menu is available for kids up to the age of 12. Holiday back-ground music will be playing during dinner.

Their "second" seating is at 9pm. Cost will be $75.00 for adults. Young adults 17-20 years may join this event. No Children please. This dinner event offers live entertainment until 2am and a *champagne toast. (* 21 yrs and older)

JOCKEY is one of my fav' shops for buying all those under garments thingys. Plus they have yummy jammies and many more items of clothing.

BASS Outlet; Don't be mistaken by thinking they are only about shoes. Oh No! Though they have a huge selection of footwear and loads of great prices, they also carry tons of clothing for men and women.

PENDLETON; Now this place not only has sales happening, but they have some really warm articles of clothing. And what a perfect time of the year to check out this place. Burrrrrr.... 

COACH; Okay, I have to confess that I don't hang out in this store much, but if you do, now is the time to catch some good deals.

LEROYS BOARD SHOPS(Sporting Goods Store); not only has fantastic sales throughout the store, they'll have just about anything you need to hit the slopes. And if you love Uggs, you'll find 'em here.

Your holiday weekend is coming to an end (unless you're lucky enough to have New Years week off) and you want to have a yummy breakfast before packing up and heading home (if you live off the mt). A few of my fav' places to eat breakfast here in, and around, Lake Arrowhead are:

• BELGIAN WAFFLE WORKS, at The Village, lakeside. OMG...their waffles melt in your mouth. Really, literally! They don't just have waffles, though. Check out their breakfast and lunch MENU

• BILL'S VILLAGER in Blue Jay is a down to earth & home cookin' at its best. Very low key, big old booths and loads of friendly service. Smack dab in the center of Blue Jay, you can't miss it.

• Cedar Glen Inn, in Cedar Glen also is a down to earth, wear your old jeans kind of place. The food is home cookin and HUGE helpings. You will NOT go away hungry. Map & Directions

• If you want fancy, head to BIN 189 in Lake Arrowhead just west of Lake Arrowhead Village. It is in The Resort, which is one of the most beautiful hotels in Southern California. Take a peek at their MENU

A little about WildHaven Ranch: This wonderful San Bernardino Mountain Wildlife Society began in 1994 and is a not-for-profit organization. At the site is a wildlife sanctuary, an education and visitation center for endangered and indigenous animals and a wildlife rehabilitation center they call the "Forever Free Wildlife Care Center."

Wildhaven Ranch moved to its current home (35 acres) in 2000. It's located in the tiny town of Cedar Glen which, along with much of the Cedar Glen community, was devastated by the horrific "Old Fire" of 2003. THANKS to the dedication of their staff and volunteers and the efforts of community and government leaders, Wildhaven is now fully functional with plans to expand in the future.

You want to AVOID FORECLOSURE at all cost and a Short Sale may be your best solution. 

A Short Sale is when a homeowner is 'short' on the amount owed on his/her property and it is higher than current market value. A Short can occur when a negotiation is entered into with your mortgage company (or companies) to accept less for the home than the full balance at closing. A buyer closes on the property, and the property is then 'sold short' of the total value of the mortgage.

How do you know if you qualify for a Short Sale?

• Financial Hardship- You're experiencing a situation that has caused you to have trouble affording your mortgage.
• Monthly Income Shortfall -  "You have more month than money." Your lender will want to see that you cannot afford, or soon will not be able to afford, your mortgage.
• Insolvency - Your lender will want to see that you do not have significant liquid assets ($$$)that allow you to pay down your mortgage.

This may sound simple enough, but in fact it is a complicated process that takes an experienced professional (Realtor who is trained in Short Sales) to help make the process move along in a more timely manner.

On that note, when I take your Short Sale listing, this is what I'll need from you once we get an accepted offer on your home (have these documents ready): 

1. Hardship letter  (written by you explaining why you can no longer afford your mortgage).
2. Signed Authorization letter allowing your Realtor (Me) and escrow officer to receive and convey information to your mortgage company/ies on your behalf
3. Financial Statement (list all creditors and outstanding bills)
4. Tax Returns for the past 2 years
5. Last 2 months bank statements on ALL accounts
6. Last 2 months check stubs
7. Listing agreement (I will have this)
8. Purchase and Sales agreement (I will have this)
9. Hud Statement if you have a FHA backed mortgage (I will have our escrow officer prepare this)
