 Get Your Lake Arrowhead Mountain Home Ready for Winter

 Winter is just around the corner! I know, because several mornings this week, temps dipped to a burrrry 31 degrees. This was my first clue to getting the old cabin ready for winter. If mountain folks don't prepare, they may face some expensive problems (like broken pipes, for one). 

Below are a few tips to get your Lake Arrowhead (mountain) home"prepared" for "Old Man Winter."

Fireplace: It's a perfect time, if you haven't already, to call a Chimney Sweep. He/she can make sure your fireplace is not only clean, but safe.

Roof: Is your roof ready for rain and snow? A good check-up may be in order.

Landscaping: Sprinklers (irrigation systems) should be turned off and hoses drained.

Pipes! Make sure exposed pipes are "wrapped." These problems can be soooo expensive IF they freeze and burst.

Weekend cabin/home: If you're a part-timer, make sure you drain your pipes before heading home, and turn off the water. A SHUT OFF VALVE is an awesome item to have installed.

Doors and Windows: Weather-stripping and caulking should be your best friend!

Gutters: Clean them of leaves and pine-needles.

Power Outages: In case the power goes out (and it can!): Make sure you have plenty of candles, extra flashlights, loads of batteries & a lantern or two and matches.  Generators are always helpful.

Snow Equipment: Place your snow shovels in an easy-to-get-to spot. If you have a snow blower, it's a great time to take it for a "check up."

Food and Drinking Water: Bottled water and can(non-perishable) goods should be on hand (3-4 days...just in case)

Sometimes we have to make moves (in business) to better improve ourselves and our business.  I recently did just that. Not because I didn't like my former company and its owner, as I did. This new move, I knew, would be a huge plus for my clients and me.

We blog so we can give the consumer information regarding the Real Estate Industry, our Local Areas, Businesses while giving them a bit about ourselves. It's a shame when one of those consumers reads something and then Googles it to look for other articles and finds out it's on another website too...written by another person. Or they see the same picture from one author or site and then see it on another. Shame, shame, shame.

 It's stealing...it's plagiarism and you could be sued or heavily fined!

  4. "A Picture is Worth a Thousand Words? How About a Thousand Dollars?" Community Guidelines Re-Visited  Rich Jacobson explains that ‘this guideline is extremely important, and will help to keep your hard-earmed money where it belongs and your butt out of court. It reads as follows:  Respect copyrights. Only upload content/images that you have the right to use (what you have paid for or own), and whose copyright rules allow for commercial use.'

We ALL want to get the best price for our home when we're planning to sell (or re-financing). Nowadays, even if you think you've priced it right (once your Realtor has presented you with recent comparable solds in your area) and when you get a ready & willing buyer to sign on the dotted line, it doesn't mean the home will appraise. The following tips may help this happen (and they'll help get your home prepared to SHOW to the buyers):

  1. First of all, PUT ON YOUR BUYER SHOES. Tryand detach emotionally from your house.
  2. Curb appeal: Let's face it, you have to get the buyers out of their car! When they pull up, you want them to be "WOWd!"   You ALSO want the appraiser WOW'd.
  3. Cut the grass. Plant some colorful flowers. PAINT if needed. Fix cracks in the drivewayDe-clutter: pick up the kids trikes and bikes. Just like inside the house, everything should be in its place.
  4. Inside: Update the carpeting. Nothing is worse than dirty, old shag carpeting. Or, even clean, OLD shag carpeting. New carpeting gives the home that "fresh" look and SMELL.
  5. CLEAN the house (every room!) by using some elbow grease! Paint if needed. De-clutter. Organize.
  6. The Garage: Organize. Organize. Organize. If you don't need it, get rid (donate it or trash it) of it. You want the buyer (uh, appraiser) to walk into this garage and see he/she can parked there.

Of course, square footage is a BIG factor, and there's little you can do about that, unless you plan to make additions before you sell. But to work with what you have, think about those tips above. They help sell both the buyer and the appraiser.

Foreclosure or Short Sale--What's the Difference?

Losing your home to foreclosure is a painful event that continues to haunt you long after your home has gone back to the bank.  Your credit score is severely affected and, regrettably, most people cannot be sure that they will remain safe from foreclosure because they haven't foreseen the "unexpected."  Such events as serious illness, a major accident, divorce or job loss can happen to anyone at anytime.  It’s a good idea to understand the available alternatives should such devistating events occur in your life.

So, what IS the difference between a foreclosure and a short sale?  Simply put, the homeowner still owns the property with a short sale; when a property has been foreclosed upon, the BANK/LENDER owns it.  The foreclosure process is quite expensive for the banks/lenders so, they generally PREFER you short sell the property than for them to proceed with a foreclosure.  With a short sale, the owner still lives in the property and maintains it as normal--with a foreclosure, the distressed property is left vacant and is generally in ill-repair.

As well, with a short sale, the damage to your credit is far less extensive as with a foreclosure.  A short sale can be erased from your credit in as short a period as 6 months and can take up to 2 years as opposed to at least 7 years with a foreclosure.  The ability to get a handle on your finances early in the game is imperative--contacting your Charlotte NC short sale specialist can save you more than you know.  You are able to reside in the property until the deal is Closed--a far more 'respectable' alternative to being evicted when the bank forecloses on the property.  

Foreclosure is, by far, the worst available option for you.   The result of a foreclosure is the lender taking ownership of your home/property. Avoid foreclosure at all costs.

In the case of a short sale, one sells their home for less than what they owe the bank/lender. Some lenders will not agree to a short sale however, most prefer it to going through the lending institution's expense of a foreclosure.  This is a time that you MUST have someone working for you that KNOWS short sales.  Experts advise pursuing a short the minute you realize that you are in trouble.  The longer you wait and the farther behind in your mortgage that you get, the less likely your bank/lender is willing to allow a short sale.

Any option is better than foreclosure!  Do everything that you can before foreclosure occurs and do it as quickly as you possibly can. DO NOT WAIT!  Consider a short sale and check with a short sale specialist before foreclosure is the only option remaining for you.

Chinese Drywall is causing problems. And insurance is being pulled on those homes.

Very important message here and this issue is popping up daily.

Via Rick Hauser, ABR, GRI, Excl. BUYER AGENT CERTIFIED NEGOTIATION EXPERT (CNE) (Relocation Advisors Group - CHICAGO IL AND SUBURBS):

In West Palm Beach Florida - a couple recently discovered that their relaxing retirement was put on hold when they discovered their new home had been built with Chinese drywall that emits sulfuric fumes and corrodes pipes. It got worse when they asked their insurer for help -- and not only was their claim denied, but they've been told their entire policy won't be renewed.

Thousands of homeowners nationwide who bought new houses constructed from the defective building materials are finding their hopes dashed, their lives in limbo.

Insurers drop policies or send notices of non-renewal based on the presence of the Chinese drywall.

At least three insurers have already canceled or refused to renew policies after homeowners sought their help replacing the bad wallboard. Because mortgage companies require homeowners to insure their properties, they are then at risk of foreclosure, yet no law prevents the cancellations.

During the height of the U.S. housing boom, with building materials in short supply, American construction companies imported millions of pounds of Chinese-made drywall because it was abundant and cheap.

An Associated Press analysis of shipping records found that more than 500 million pounds of Chinese gypsum board was imported between 2004 and 2008 -- enough to have built tens of thousands of homes.  Shipments were heavily concentrated in the Southeast, especially Florida.

The defective materials have been found to emit "volatile sulfur compounds," and contain traces of strontium sulfide, which can produce a rotten-egg odor, along with organic compounds not found in American-made drywall.

Homeowners complain the fumes are corroding copper pipes, destroying TVs and air conditioners, and blackening jewelry and silverware. Some believe the wallboard is also making them ill.

The federal government is studying the problem and considering some sort of relief for homeowners.

Homeowners have little recourse since neither the Chinese manufacturers nor the Chinese government are likely to respond to any lawsuits or reimburse them for the defective drywall.

Insurers learn of the drywall through a claim filed by the homeowner seeking financial help with its removal.

Insurance companies consider the drywall a pre-existing condition that could lead to future damage, which is why the company won't renew the policy unless the problem is fixed.

Even if a homeowner does not file a claim over the drywall and remains covered, they could later be denied a claim for a fire or another calamity if insurance investigators determine the home contained undisclosed Chinese drywall.
