ACTIVE-RAIN SUCCESS STORY COMES FROM CONTEST ENTRY--Great things happen here!

I wanted to start my Saturday morning off on a positive note, with a positive post, by sharing my "latest" Active-Rain success story. I don't usually write about them, but I thought I would today, if for no other reason except, to encourage Rainers who may not have had one (success story). YET. 

Back in March (2008), our own MELISSA GRANT who was then heading up the BLAST FROM THE PAST Group, challenged us to a contest about history. We were to write a post about something historic in our area.  Since I love exploring the past of a town, any town, and I know loads about my area, I decided  I'd give the contest a shot. Though Lake Arrowhead is oozing with history, I decided I didn't my entry to be just fluff-stuff. I chose an interesting piece of our past which evolved an early 1900's bad boy. My contest post was titled LAKE ARROWHEAD'S BRACKEN FERN MANOR & Connection to Mobster, Bugsy Siegal.

There were MANY well-written, interesting contest entries, so I wasn't expecting to win. And then, surprisingly, I did.... Well, I came in third, I think (can't recall). That alone was super exciting to me, as I am one of those folks who NEVER wins anything!

...BUT my big success story regarding this contest entry came a month ago when I received a call from a soon-to-be client asking to see property. Great! I set up an appointment that met her schedule. On our first meeting, as we were driving around the lake, I asked (FINALLY), "How did you find me?" 

"From your article on the Bugsy Siegal place," she said. "I really enjoyed it!" 

WE'RE IN THE MIDDLE OF NEGOTIATING AN OFFER FOR A CABIN SHE FEEL IN LOVE WITH.

The moral of this story is two-fold: 1. You never know when you'll meet your next client, or how.  2. Keep posting (writing) "good content" here on Active Rain. IT WORKS!

THE OFFER HAS BEEN ACCEPTED--NOW WHAT? "THE CLOSING PROCESS"

I recently posted BUYERS GET OFF THE FENCE, IT'S A PERFECT TIME TO BUY explaning what to expect when purchasing a home, including the search for the right home. This is PART II to help explain the escrow process once your offer has been accepted and it goes into escrow (California uses escrows companies verses an attorney as some states do). 

Here are the next steps after your offer has been accepted:

 

  1. LENDER IS NOTIFIED: You will call your lender and the loan process begins. I will send him/her the contract and he/she will keep me (your Realtor) updated as the escrow moves forward.
  2. DISCLOSURES: The seller/s will provide you with disclosures about their home. IF the property is bank owned, you will not get disclosures. Read these disclosures carefully, as you will be asked to approve and sign/initial them (contingency).
  3. INSPECTION PERIOD.Your Purchase Agreement states an X amount of days (the normal is 17 days) to have inspections done:Home Inspection, roof, septic, well, pest, etc. The seller may have agreed to pay for some of these. I will keep you posted on this TIME PERIOD, as this is very important.  I will give you a list of local inspectors if you do not know of any. After you've had inspections you may, at that time, ask the seller to make any or all repairs. BUT keep in mind, the seller is not obligated to make any such repairs unless agreed upon in the original purchase contact. The seller must, however, have working smoke alarms in the home and have the water heater braced.
  4. REMOVING CONTINGENCIESOkay, the inspections are done, perhaps repairs have been made and all parities are satisfied and now it's time to REMOVE (sign off) contingencies which were stated in your Purchase Agreement. Such contingencies are: Disclosures from sellers, Title Report, Escrow Instructions, Inspections, appraisal, loan (though the loan contingency normally stays in affect until it is funded).
  5. FINAL WALK THRU: Approximately 5 days prior to your closing date, we do a Walk Thur to make certain that the property is in the same, or better, condition as it was when your made the offer. This is not a contingency of the sale, however.
  6. THE SIGNING: The escrow company and your lender will make an appointment with you, once all loan documents and closing statements are prepared, to come into their office and SIGN such documents. It is at this time that you will bring in a check (cashiers) for monies owed by you (down payment, closing costs, escrow and title fees). I WILL be here with you at this signing.
  7. CLOSING: After signing the documents, they are then sent back to the underwriter (lender) for another once over and, if approved, the deed to the home will be sent down to the county recorders office and YOUR name will then go on it. YOU will receive a call from escrow saying "Congrat's"  YOU ARE A HOMEOWNER.
  8. KEYS. I make arrangements to pick up the house keys and deliver them to you. 
  9. CONGRATULATIONS!!!

HOW TO KEEP A STIFF UPPER LIP IN A DOWN MARKET...HERE IN THE RAIN

Business is really tough right now, isn't it? The economy is messy, lenders are floundering and the Real Estate market is just plain lousy. When business is bad, money is scarce, everyone and every business is generally affected. I know I'M LETTING IT AFFECT ME & MY ATTITUDE and I (as only I can) need to do something about it and do it now.

I admit it, my attitude stinks like old dish water and I'm guilty of complaining too much. I'm forgetting to focus on the good things happening in my life: a new grandson, a wonderful man who loves me, a roof over my hard head and plenty to eat (you can tell by my wider behind) and so MANY more blessings.

It's a proven fact that it is healthier to be positive verses negative. We are what we eat and what we feed our brain.  So, I was recently thumbing through groups here on AR that make a huge attempt at keeping the spirits up regardless what is happening around us. You will recognize some, of course, but perhaps not all. BUYERS: GET OFF THE FENCE--IT'S A PERFECT TIME TO BUY!

 Dear Buyers:

 IT'S A PERFECT TIME TO PURCHASE PROPERTY. Prices in California (everywhere) have dropped (A LOT) to a more affordable level. We have more-than-enough listed homes ripe for your choosing. Don't keep waiting because you THINK prices will continue to fall. No one has a crystal ball showing us when the turn around in the housing market will occur. And, it will turn around.

Recently I posted SELLERS: HELP, ME, HELP YOU--SELL YOUR HOME, with a list for SELLERS to help get their home SOLD. Though this post is all about BUYING, you may find something of interest in my prior post, or perhaps you know someone who would benefit from it. Please feel free to pass it along.

That said; Let's get down to the PURCHASE process.  BUYING A HOME is one of the most exciting things you'll ever do....and one the most expensive purchases you'll ever make. You NEED to be armed with as much information on this process as possible.  Don't hesitate to call or e-mail me with additional questions or concerns.  Remember, there are NO dumb questions.

Here's my list:

  1. FINDING THE RIGHT REALTOR.   It's extremely important that you feel comfortable and trust your Realtor. Do not take this step lightly. The right Realtor can make the difference between a good or bad buying experience. Check out my profile while you're doing your homework.
  2. THE BASICS OF BUYING: Okay, you've chosen your Realtor (Me, I hope), now we get down to the basics. I'll explain the Agency Relationship, Residential Purchase Agreement, Financing, Earnest Money Deposit, making an Offer and the Closing process.  (See term explanations below).
  3. FINANCING; YOU need to speak with a lender NOW and find out exactly what you can or can NOT afford. You don't want to go previewing homes and find one you absolutely love, only to find out you canNOT afford it. I'll give you several names of professionals I know and arrange a meeting for you. Once this is accomplished, he/she will fax me a Pre-Qualification or Pre-Approval letter to go with the offer we'll submit once you find "The Right Home."
  4. TELL ME YOUR CRITERIA: Share with me your wants and needs. You've probably already been surfing the Net and possibly have a good idea of what's out there. Tell me your favorite neighborhood.   5. PREPARING OUR SEARCH FOR HOMES: I'll pull up listings from my local MULTIPLE LISTING SERVICE  (MLS) of homes you'd like to preview. We'll scale down your list  to approximately eight (if possible). Anymore than eight homes in a day can be confusing. With our list of homes in hand, we'll head out on a house-hunting adventure.
  6. KEEPING NOTES ON PROPERTIES YOU SEE: I'll give you a printout of each home we'll preview, so you can make remarks on each one. THIS IS IMPORTANT and this will also help you eliminate homes you are not interested in. YOU are narrowing down your list and getting closer to finding THE RIGHT HOME.
  7. MAKING YOUR CHOICE: Okay, you've found a home you love! We sit down and discuss making an offer: Price? Earnest Money Deposit amount? Conditions? Time for closing? I fill out the Purchase Agreement, you sign and initial and I contact the Listing Agent and I begin negotiating for you.  And...we wait for a response from the sellers.
  8. OFFER HAS FINALLY BEEN ACCEPTED: Once your offer has been accepted and all terms are agreed upon by all parties involved, we open escrow. In the state of California, we have an escrow company; an unbiased third party who handles the transaction and all monies. 
  9. You are now getting closer to owning a home!!!

ARROWHEAD ARTS ASSOCIATION FALL CONCERTS & CLASSICAL MUSIC FESTIVAL, 2008

SELLERS: HELP ME, HELP YOU-- GET YOUR HOME SOLD!

DEAR SELLERS: Our Real Estate market, as you know, is frustrating right now. Home prices have dropped and the market is saturated with listings, not to mention these listings are on the market far too long. However, even in a challenging market, there are ways to increase your chances of getting YOUR HOME SOLD. Below is my list to help do just that and in the shortest amount of time. 

Keep in mind, however, that there are conditions that we/you, cannot control: Location, Competition and Market Conditions. That said, on to my list:

  1. LISTING with the RIGHT REALTOR. Of course, I FEEL I am the "right" Realtor. But if you're still unsure, interview several. I am perfectly okay with that and, in fact, encourage it. Ask what he/she will do to help get your home sold. At our interview,  I will explain the "process of selling," the "Agency Relationship" and the Listing Agreement" before discussing the following:
  2. PRICE: This is key in any market, but especially in a less-than-perfect market. I know your home has qualities that OTHERS in your neighborhood may not have. You've put your heart and soul into your home. You've raised your children here and it is "special" to YOU. However, the average buyer doesn't care. THEY want the most bang for their buck. And an Over-priced listing sits...and sits...and sits... I will prepare a Comparative Market Analysis so you can SEE exactly what is selling in your area and, just as important, what is NOT selling. The market dictates the price we list your home and this step is vital! And don't forget about the APPRAISAL process. When you get an offer, most often the buyer is getting a loan. Your home will need to appraise for the amount of the loan in MANY cases. 
  3. PREPARE YOUR HOME: Okay, you've chosen your Realtor (ME) and now you MUST get your home "BUYER READY". You've got to step out of your seller shoes and slip into the buyer's shoes. I'll  make SUGGESTIONS about things in and around your home that need addressing. OR, dressed up. It may be as easy as some fresh paint, mowing the lawn, DE-CLUTTERING or using some elbow grease to get your home "sparking" clean. Perhaps your home needs some serious fixing; roof, plumbing, updated appliances, etc. Perhaps getting a professional STAGER, such as MICHELLE PIMENTEL, whom I consider the best. When buyers walk into your home, we want only to hear, "Oh, this is wonderful. I could live here!"
  4. YOUR HOME GOES ONTO THE MULTIPLE LISTING SERVICE (MLS): After you've signed the listing agreement, I take photos and head back to my office and INPUT the information into the MLS, ASAP! This is IMPORTANT. Instantly, all Realtors/Brokers/Members of our MLS Board will view your home online and, if they have interested buyers, they will contact them.
  5. INTERNET EXPOSURE: As soon as I've input your home into the MLS, I then list it on MANY different Internet Sites: WINDERMERE'S FEATURED PAGE, REALTOR.COM, GOOGLE (Windermere & Google collaborate), CRAIGSLIST, POSTLETS, TRULIA and many more.  Google alone will expose your home to more than 380 million monthly users.
  6. MARKETING: I will advertise your property in several magazines and local newspapers that have been proven to work in your area.
  7. BROKER/AGENT TOUR;  In your area, we have weekly TOURS. Realtors/Brokers go preview new listings and even preview some "repeats." This gives Realtors a chance to see, first hand, a home in which they may have interested buyers. The TOUR is listed on the MLS and tour sheets are handed out to ALL Realtors/offices. I'll have your home prepared: lights on, blinds and drapes opened and directional signs well placed outside.
  8. OPEN HOUSES: Having an Open House may expose your property to dozens of people. And since we live in a "Resort" area, we get a lot of weekend traffic. Open Houses have been/can be successful. Depending on how you feel about them, I will HOLD one periodically until YOUR home is SOLD.
  9. PREPARING INTERESTED BUYERS: I will "Pre-qual" potential buyers" before showing them your home. This eliminates unwanted stress on you and the buyer who may fall in love with your home and find out they cannot afford to purchase it.

  10. UPDATES: I call you weekly with updates on showings (if any), Open House feedback and discuss other things we may need to do to increase "traffic" if we haven't had any, or not enough. After 30 days of little or no interest, we may need to consider a "Price Reduction." No seller wants to hear this, but it MAY have to happen.

  11. WHEN WE GET AN OFFER: We will sit down and discuss the offer and, once agreed upon, we move forward and go into escrow. I will explain the entire process and keep you posted on every step of the escrow.  But, first things first, let's get your home prepared and listed.

Things you can do to HELP get your HOME SOLD:

  1. KEEP YOUR HOME CLEAN & PREPARED: Before leaving for work, or anywhere else, make beds, put dishes in the dishwasher, etc. ASSUME a potential buyer will be seeing your home today!
  2. MAKE HOME ACCESSIBLE: We want Realtors to be able to get into your home to show it to potential buyers, so we need a lock-box on the property. Our lock-boxes are all digital and record who is/has previewed or shown the home.
  3. SHOWINGS: When a Realtor calls to schedule an appointment to show, if possible, turn on all lights, turn on soft music, keeps pets in separate area. Put ALL valuables AWAY. Open drapes, shades and curtains. Open doors and windows (weather permitting).
  4. BE GONE: Try and be gone/away. It's been a known fact that buyers will stick around longer (we WANT that), if the sellers are not home.  IF you're unable to be gone, try and stay in a designated area. PLEASE do NOT follow the buyer around. Let the buyer's Realtor do that.

MOUNTAIN ARTS NETWORK HAS AUTUMN SHOW @ BURNT MILL BEACH CLUB 9/12, 13,14 2008

LAKE ARROWHEAD COUNTRY CLUB, Lake Arrowhead, CA--IT'S A HOLE IN ONE!

It's hard to believe, but Lake Arrowhead Country Club (LACC) was once a cow pasture. THAT'S RIGHT! Because the area was all about logging in the late 1800's and early 1900's, the work horses and cows needed a grazing area and LACC was it!

That all changed in 1963 when Lake Arrowhead Country Club was constructed as large a-frame clubhouse. Some of the celebrity guests at the grand opening included Bob Hope, Bing Crosby, Dean Martin and Tony Bennett. Then in 1978, members of the club purchased the course, club house and tennis courts and turned it into a private, member-owned Country Club, as it is today.

Members not only have this beautiful course to play on, other amenities with membership include tennis, swimming or plain old relaxing on their aquatic deck. There's no better way to spend a day in my book!

Perhaps you have a function coming up: wedding, anniversary or other important event. The Club House staff can handle "most" anything. What a setting to have a party, don't you agree?

Members may dine at the Club every day. However, during spring and fall, hours are reduced and the menu selections are changed. Even though the Clubhouse is open all year, in the winter, only pre-scheduled parties and events are held.... speaking of winter, there is nothing more gorgeous than this golf course with a blanket of fresh snow covering it.

Along the north side of Lake Arrowhead Country Club is Grass Valley Park. This little jewel is a perfect place to take family and friends for a picnic. There are picnic tables, barbeque's, restrooms and children's play equipment. Grass Valley Lake is also adjacent to the park and the golf course. ONLY ducks can swim here!

As you're golfing or driving around this area, you'll see a variety of homes and cabins, either on the course itself or the surrounding area. Prices of homes vary in this neighborhood. E-mail or call for a list of golf course properties.

 Like most places in Southern California, Lake Arrowhead Country Club (Lake Arrowhead) is only a few hours, or less, away. Actually, regardless of where you live in Southern California, you're fairly close to the mountains, desert or beaches.

LAKE ARROWHEAD HOME TOUR & Moulin Rouge --September 19, 20, 2008

For the past 33 years, LAKE ARROWHEAD CHAMBER OF COMMERCE  has sponsored the LAKE ARROWHEAD HOME TOUR --and the HOME TOUR has been the Chamber's primary fund raiser.  This year the Home Tour will be two-fold: Friday night, before Saturday's tour, there will be a VIP event titled, "FRIDAY NIGHT AT THE MOULIN ROUGE. " Saturday, September 20, we'll have our annual HOME TOUR.

  1. 1. SEPTEMBER 19, 2008  6:00pm: VIP night, "FRIDAY NIGHT AT THE MOULIN ROUGE" will be held at a beautiful CEDAR RIDGE ESTATES  home, which will NOT be on the HOME TOUR the following day. Since there are only 350 tickets, if you're thinking of attending this event, get yours NOW.  Cost for the Friday night event is $125.00 each, which includes hors d'oeuvres, champagne, wine and yummy desserts. Members suggest dressing for the "mood." Since this is one of my favorite neighborhoods, I say, Go. Go. Go.

2. SEPTEMBER 20, 2008 9:00am - 5:00pm: The HOME TOUR...ahhh, I LOVE this day! There are four homes on tour, so let me tell you a little about each. There are ONLY 1,500 tickets!  (No children under 12).

  • THE LAVINTHAL HOME can only be reached by boat (how sweet is that?). You'll be taking a shuttle boat from the dock near McDonald's at LAKE ARROWHEAD VILLAGE. Check your ticket to see if you're scheduled for morning or afternoon. The fabulous Lavinthal Homewas built in the 30's for the Hamilton Family, located behind the gates of Old Hamiltair; it was the home of the Hamilton daughters--who owned the land that now is known as Old Hamiltair and Point Hamiltair.
  • THE LALLAS LAKEFRONT, built in the 60's and had all those wonderful 60's home favorites (you know, the shag carpeting, ugly linoleum and cottage cheese ceilings) until the Lallas family fell in love with it in 2003 and transformed it. A MUST see!
  • PINE MOUNTAIN CAMP was built in the 40's and was then called "Camp Singing Arrow."Lucky Baldwin (founder of the Santa Anita Race Track) had originally owned the land before donating it to the Los Angles Turf Club, then it was transferred to the Girl Scouts for their camp. The 40 acres was purchased in 2004 by the Mr. & Mrs. Art Day and they have been upgrading the two original cabins since they bought it.  It's absolutely what you think of when you think of 'the mountains.'
  • THE FRENCH NORMANDY HOUSE was designed and constructed by local constructor, Greg Imus and was completed in 2006. It is 4,500 sq ft and sits on a large parcel of land. Much of the furnishings have been purchased from Timberline, in Cedar Glen and County Furniture,  in Blue jay. And if you've ever been in either of these shops, you'll know that this estate will be spectacular.

After your Home Tour, head to BURNT MILL BEACH CLUB  for wine and cheese... and to rest your weary feet from all the walking you've just done!

OCTOBER FEST in Lake Arrowhead's VILLAGE...through October 2008

I briefly mentioned the October Fest in my LAKE ARROWHEAD VILLAGE post, but I think it bares repeating and deserves its own post. So, here I go.

OCTOBER FEST begins just as our summer months are winding down. Each weekend, every weekend, beginning at NOON, fun is to be had. And it all takes place at the Center Stage area where SOUTHERN CALIFORNIA'S FREE CONCERTS have been held all summer.

MOUNTAIN MUSICALES returns TO LAKE ARROWHEAD, SEPTEMBER 6, 2008

The MOUNTAIN MUSICALES returns after a two-year hiatus, with their concert series on Saturday, September 6, 2008. The first event opens with a recital by the internationally acclaimed Argentine pianist, EDUARDO DELGARDO .  Eduardo Delgado has performed several times in Lake Arrowhead. This Saturday he'll be performing works by the great romanticists: Chopin, Brahms, Schumann, and Argentine composers Piazzolla and Guastavino. 

Date and Time: Saturday, September 6, 7:00 pm. Music starts at 7:30. Doors open at 7:00pm. Performance begins promptly at 7:30pm.
