ARROWHEAD ART'S MUSIC FESTIVAL is bringing us another great band to enjoy this Thursday, July 31, 2008, at  TAVERN BAY BEACH CLUB.  This week we'll have the pleasure of hearing  Curly Musgrave &  Belinda GailL, who'll be playing some awesome Western Music.  I think there'll be a lot of toe-tappin' goin' on!!!

Gates open at 5:00 PM, across from UCLA CONFERENCE CENTER. Concert begins at 6:00 PM.

PRICE IT RIGHT OR IT WON'T APPRAISE--SIMPLE AS THAT--For Seller's, TOO!

REALTORS: You've just written an offer. You've got it accepted. It's in escrow. The lender begins the loan process.

....In the "good old days" (a few years ago), a buyer's lender would send out "their" own appraisers and in a couple of days they'd get back an APPRAISAL. One that stated the home the borrower was buying was, worth X amount of dollars. Generally the appraisal was right on the mark (accepted price). This happened in most cases and regardless if the home really was worth a tad more or less than the purchase price.   We (Realtors and lenders) ALL know that is/was true in MANY purchases.

Well, those days are gone, even if only temporarily (until the skittish banks gets back to some normalcy). TODAY, in order to get that appraisal accepted, which is one of the conditions of an underwriter (UW), the appraisal MUST (most of the time) appraise correctly. No fudging allowed, as the UW's are going over every comp the appraisers submit with a fine tooth comb. I am hearing this over and over, and it just HAPPENED to my one of my buyers. So BEWARE.

Now I don't think this is such a bad thing in my POV (point of view). The home should appraise for the correct value; for the bank and the buyer.  It just isn't what WE'RE used to and we're NOT happy about it.  We're used to the UW's taking the appraisers comps without much of a glance. We're used to the most difficult thing to get past the UW watchful eyes are income statements, employment history, credit rating, etc.

Sellers: The lesson here (an eye opener) is not only for Realtors and lenders. It is for SELLERS who sometimes WANT more for their home than it is worth.  I KNOW, all homeowners feel their nest is "better" than  most on the block. I've been in your shoes before and I felt the same way.  But keep in mind Mr. & Mrs. Homeowner, UW's won't be visiting your home to see all the cutesy upgrades and lovely touches you've added.   THEY only peer down at the stack of papers on their desks and compare your nest to your neighbors. So, let's price it right from the starting gate. Don't overprice it because you KNOW that an interested buyer is "going to want to present a low ball" offer and you'll  "come down" at that point.

LAKE ARROWHEAD ARTS MUSIC FESTIVAL Concert--July 24, 2008--Tavern Bay

Tomorrow evening, at the beautiful Tavern Bay Beach Club, The ARROWHEAD ARTS MUSIC FESTIVAL  continues with Pete Jacobs' Wartime Radio Revue (Click Here)  Big Band Swing (16 piece band!!!). His music will take you back to another time (30's and 40's) in history. A good time~

LAKE ARROWHEAD: Helpful LINKS To Make Your Move/Life Easier--Click Away!

When you're thinking about moving into a "new" community, you want to soak up as much information about the area as possible. Most of us do our research on-line--fast and easy and it saves tons of time and, I think, money. Money on phone calls and certainly money on gas. I have complied some links below that I hope you'll find useful.  

 RIM OF THE WORLD SCHOOL DISTRICT  is the reason my family moved to Lake Arrowhead. For a "report card" on each school click on THE RIM OF THE WORLD SCHOOL DISTRICT REPORT CARDS. 

LAKE ARROWHEAD CHAMBER OF COMMERCE is chalked full of info: Calendar of Events, Visitors Center and lodging, and much, much more.

RIM OF THE WORLD.NET was a site started by a young man and includes, up-to-date traffic reports, accidents and fire reports, among a few things. When our mountain suffered the devastating fires, I kept a watchful eye on this site. You can even join the chat room.

For the outdoorsy types, a peek at  US FOREST DEPARTMENT--SAN BERNARDINO MTS. will show you where the hiking trails, campgrounds and picnic areas are, and loads more. 

 Lake Arrowhead (San Bernardino Mountains) has some beautiful weather. In fact, we have four seasons; one being winter. It's always a good idea to  CHECK THE WEATHER for snow reports before heading up. Even in the summer we get some awesome thunder storms.

 STATER BROS is our local Lake Arrowhead Grocery Store. This link gives you access to that one and other nearby down-the-mountain Stater Bros. (But why would you leave the Mt's?) This store has a bakery, deli, and full meat counter.   

LAKE ARROWHEAD CHURCHES list local churches and directions to those.

THE MOUNTAIN NEWS is our local newspaper for those of US who have to have a paper in hand with their morning cup of java. The paper comes out once a week, on Thursday.

THE BLUE JAY VILLAGE    & THE LAKE ARROWHEAD VILLAGE are both great places to shop for clothing, shoes, books, music, jewelry and FOOD (restaurants!!!).

Lake Arrowhead is a private lake, so you'll want to know what that entails and if that is important to you. To learn about lake rights verses non lake rights and rules and regulations, check out ARROWHEAD LAKE ASSOCIATION & ARROWHEAD WOODS ARCHITECTURAL COMMITTEE. Keep in mind that there are TONS of areas that are outside of lake rights that are just as wonderful and beautiful. There is something--homes, cabins and castles--for everyone in Lake Arrowhead....

COPY-CATS: Don't Cut & Paste Material that isn't YOURS. (Short & Sweet Message)

I know this issue has been written posted to death....but maybe it can NOT be posted enough, as I see it happening more and more; Using material that isn't OUR OWN. I realize we're living in a rushed world: hurry, hurry, hurry. And perhaps you need to get something down on paper (blog) ASAP. BUT that rush too write can cost you a lot of dough if you're not careful. IF you're "cutting and pasting" material that you haven't written or received permission to use, BEWARE!

If you're in doubt about your content or really have no idea what you should or should not be posting/publishing/using, then check out PLAGIARISM FOR DUMMIES written/published,posted by, non other than our, Rich Jacobson. He not only explains it in ways folks like "me" can really grasp, but he also admits that at one time, he posted material that wasn't his (on MySpace).  I, too, admit being guilty of the crime. I have since tried cleaning out my closet blog, but still find things in question and DELETE it.

Rich and his well-rounded post gets right to the point and may keep your behind out of trouble. IF in doubt (about your content)...check it out (Rich's post), I say.

Grumpy or Disgruntled Rainers/Bloggers: LET'S CALL THIS COMMENT APPRECIATION DAY

I came across a post recently from an activeRainer who was complaining about PW's (PointWhores) and Rainers who leave simple, mindless, little comments. You know, worthless comments like "Great Post," and "Thanks For Sharing." 

At first I thought, well, okay, I'll leave my comment, which said something like, "I enjoy and appreciate getting a comment from anyone, anytime."   But later, after reading the posters constant complaining about those of us who leave those type of HORRIBLE,little, pitiful comments, I DELETED it. I decided, since this poster usually IGNORES (in the posters words) those  types of comments, that the poster just didn't deserve a message/comment from me...because my comments, in my view, are special.  Regardless if the comments are long or short.

Maybe I don't always have time to add a long comment. Maybe I can't inject anything that adds substance to the post because the original content is so well written and informative, which is often the case. ACTIVE RAIN has some great posters!!!   Or, maybe, I just want to let my fellow poster know that I at least read the post (AND I do read them, if I comment).  AND, if I comment, it is NOT for points.

So what is wrong with comments like GREAT POST!  THANKS FOR SHARING! ????

I'll tell you: NOTHING...ABSOLUTELY NOTHING.

Feel free to leave comments (thanks ahead of time) as wordy, or not, as you wish.  I appreciate them all!
