Dogwood Trees in Lake Arrowhead--They're Waking UP

Spring is my favorite time of the year for many reasons: flowers are blooming, bees are buzzing, weather is warming and trees are coming alive after a long winter.  Now, one of the most beautiful trees on God's green earth  is waking up, The Dogwood Tree.

Today, on my way home, I decided to take a different route; up KUFFLE CANYON RD so I could have a "Dogwood" experience.  And, I wasn't disappointed. For the next few weeks, take a few moments and take a short side-trip and view these wonderful flowers.

Spring is here and summer is right around the corner. YIPPEE! And I'm sure many people share my enthusiasm. LAKE ARROWHEAD HAS SOME AWESOME HISTORY--For the history buffs...

I LOVE discovering the history about an area...and Lake Arrowhead has plenty. The first bit of history is its name: Originally Lake Arrowhead was called "Little Bear Valley." Why valley was tagged on, I have no idea. On the following links, you'll learn about the first white man to the area, to the story about the new Lake Arrowhead Village and what happened to the OLD one.

Here are some key points about OUR history here in Lake Arrowhead, CA (obtained from the Chamber of Commerce and Rim of The World Historical Society). Enjoy!

  • Before the first white man, there were Paiute Indians who used the mountain as hunting grounds.
  • First road up the mountain was built in 1852 (can you imagine that feat?)
  • 1860: the logging industry
  • 1891: Businessmen chose Little Bear Valley as a spot for a reservoir
  • 1912, the Dam was 80% completed
  • World War II, Lake Arrowhead Village was a popular place for R & R for servicemen
  • 1946: Santa Anita Race Track bought the lake and surrounding properties, known as Arrowhead Woods.
  • 1960: Businessmen from LA built our 18-hole golf course
  • 1979, the Village WAS burned down (learn why from the link below)
  • 2008--TODAY!

CAL TRANS Beginning Road Project April 21, 2008--on Hwy 18

Starting Monday, April 21, 2008 CALTRANS will begin a refurbishing project on the centerline of Hwy 18 at just above Lower Waterman Canyon Road to the junction of State Routes 18/138.  CALTRANS will be refurbishing the  "rumble" strips that are in place to alert motorist that they are outside the travel lane and prevent head-on collisions.  Project begins at 8:00AM to 5:00PM Monday thru Friday. BUILDING A "GREEN" HOME... Right from the beginning

Today, on my way to the office, I saw a home with solar panels. No, NOT those old, ugly solar panels from the 60's. These were nice looking (as nice looking as a solar panel can get) and discretely placed--ON THE GROUND. So, I asked myself,  "Self, why can't builders put some  kind of solar/panel/system on every home they build? Just include the cost of the solar system into the price of the home?  Self, I said, "I THINK if a buyer knows up front that the home he/she is purchasing is going to be saving him $$$'s in the long run, and at the same time helping with the enviroment,  he would most likely be very receptive to this idea."  Maybe.

The automibile industry is working feverishly to produce more "Hybrid" cars...so why not have "Hybrid" homes, so-to-speak.  Just a thought. I know there ARE homes that are very energy efficent. But not nearly enough!

U.S. FOREST SERVICE--MEETING PLANNED FOR "BURNING UP FUEL"

A meeting is planned tomorrow to present a "fuels reduction" and community protection plan in the Butler II and Slide Fire burn area. Ranger, Kurt Winchester, a ranger for Mountaintop District, says the dead trees left behind from the fires pose a future fire threat. He says "Further fuel reduction" is needed.

There will be specialist at the meeting to answer public questions and maps and other documents will be handed out for those wanting more information.

OFFICE STAFF-They ARE Worth Their Weight in GOLD!

The "right" office staff is invaluable to our (Real Estate) business. They're like the oil in a good running automobile. Without the oil, the car won't get you very far. Our office, WINDERMERE FINE PROPERTIES/LAKE ARROWHEAD,   has two of the best receptionists I've ever worked "with." These young women ALWAYS go above and beyond for the Realtors in our office and for our compnay. They truly are "Team Players."

Sometimes I think we (Realtors/Brokers) get so caught up in Real Estate, racing in and out of the office,  that we forget how IMPORTANT our office staff is to OUR business. I KNOW I couldn't function half as well as I do without our office staff.  I'm certain I'd be running around like an old hen with their head cut off.  Here are just a few of the things our staff does that makes my business/job/life easier:

  • They take care and maintain (in some cases) our files, which is overwhelming in itself
  • They answer the  crazy-at-times phones with ease, as if they were born with a receiver in their hand.
  • They can tear apart any piece of office equipment (we break) and put it back together with something as simple as a bobbie-pin, if need be. 
  • They  greet our client/s as if they are the ONLY clients in the world--making them feel "welcome."
  • They keep track (and order) office supplies and make certain the office equipment is "always" ready for us to use
  • They always have a SMILE for clients and us (Realtors) regardless of how difficult "we" can be on a hectic day.

 

THEY ARE WORTH THEIR WEIGHT IN GOLD!

So, HAVE YOU TOLD YOUR OFFICE STAFF, LATELY, HOW MUCH YOU APPRECIATE THEM?

Lake Arrowhead Community Services District (water); IMPORTANT Meeting 4/22/08

Mark your calendar:   Lake Arrowhead Community Services District will be holding an important meeting on April 22, 2008. This is a meeting you may not want to miss. One of the topics of discussion is a proposal to  adopt Ordinance 69,  "WATER USE EFFICIENCY MANAGEMENT."  Here's a brief list of what this Ordinance may include:

  • No outdoor irrigation with Distract water between November 1st -- May 15th.
  • If a residents annual water usage is greater than 0.46 ac/ft on any District account in two of the preceding three years to complete a water use efficiency audit performed by an independent water use affect professional.
  • Escalating penalties for using District water in violation of the restrictions in this Ordinance. Such penalties could increase a customers's water consumption charge by 100% for repeated violations.
  • The Ordinance also allows the District to install a water flow restrictor or shut off a customer's water if the restrictions in this Ordinance, including the landscaping standards, are violated.

Those are just a few of the rules/laws under the Ordinance if passed. There are many more.

MEDIAN AND AVERAGE PRICE--WHAT DO THEY MEAN?

When you read about home price statistics, you often find the words: Median and Average. There's a BIG difference!!!

 MEDIAN price is the price halfway between the least expensive and most expensive home/s sold in an area during a specific period of time. During that particular period, half the buyers purchased homes that cost more than the median price and half the buyers purchased homes for less than the median price.

Changes in median price measure changes in market activity. When more consumers purchase less expensive homes than consumers purchasing more expensive homes, the median price falls. And, vice versa; when there are more consumers purchasing more expensive homes than there are consumers purchasing less expensive homes, the median price rises.

Basically, a median price indicates which price range is "most active at that time." So, when you read that the median home price increased 10% in past the six months, this may not mean your home increased 10% percent in value. It could have increased more or less. Keep in mind, if the median price were to drop 10%, this wouldn't necessarily mean that home values dropped by 10%--they may have dropped more.

AVERAGE PRICE:

The AVERAGE home price is the sum of prices of all homes sold in a certain area in a particular time period, divided by the number of properties sold in the same area in that period.

For example, ABC Subdivision in YourTown, USA,  had five homes sold in December 2007. The homes were priced at  $200,000, one for $250,000, two for $275,000, and one for $295,000. The sum of all of these properties is $1,295,000. Divide that by 5 homes and it  equals: $259,000. Thus, the average price in ABC Subdivision is $259,000
